Per contro, il premio \u00e8 sceso di 26,1 punti percentuali, attestandosi a 20,5%, riflettendo la minore domanda di investimenti immobiliari indiretti a seguito della svolta dei tassi di interesse. Tuttavia, Anfos ha superato il benchmark dell'indice SXI Real Estate Funds Total Return di 1,5% con una performance di 2,6%.<\/p>\n<p>Nel primo semestre dell'anno, l'utile netto di Anfos \u00e8 rimasto invariato rispetto all'anno precedente, attestandosi a 34,4 milioni di franchi svizzeri. Il patrimonio netto dei fondi \u00e8 cresciuto da circa 2,17 miliardi di CHF a 2,26 miliardi di CHF.<\/p>\n<h3>\"Rischio di tasso di interesse limitato\"<\/h3>\n<p>Al 31 marzo, il rapporto di finanziamento del debito del fondo era di 19,9% (anno precedente: 18,9%). Il portafoglio di mutui ha una durata media residua di 4,7 anni e un tasso di interesse medio di 0,9%. \"Ci\u00f2 significa che il rischio di tasso di interesse sul fronte del finanziamento del debito rimane limitato nel medio termine\", si legge nella relazione semestrale.<\/p>\n<p>Nel primo semestre dell'anno, il fondo ha acquisito il progetto di nuova costruzione di appartamenti per anziani \"Dreiklang\" a Lausen (BL). Il progetto, con un volume d'investimento di circa 44 milioni di franchi svizzeri, comprende quattro edifici indipendenti con un totale di 34 appartamenti per anziani, 40 camere di cura, spazi operativi e di ristorazione e 60 posti auto. Il fondo ha inoltre acquistato una propriet\u00e0 a Bonaduz (GR) con 51 appartamenti.
