Il valore degli investimenti immobiliari \u00e8 aumentato di 1,1 milioni di franchi svizzeri, raggiungendo i 227,1 milioni di franchi svizzeri. Nell'esercizio precedente l'aumento era stato di 5,2 milioni di franchi.  La societ\u00e0 ha deliberatamente perseguito una politica di valutazione conservativa negli ultimi anni e ritiene che il portafoglio sia ben preparato ad affrontare eventuali cambiamenti di mercato e correzioni di valore, scrive la societ\u00e0 in un comunicato stampa che accompagna la pubblicazione della relazione annuale.<\/p>\n<p>I ricavi da locazione sono aumentati di 0,3 milioni di franchi svizzeri, passando a 8,8 milioni di franchi svizzeri (anno precedente: 8,5 milioni di franchi svizzeri). Il tasso di sfitto \u00e8 aumentato da 7,9% a 8,9% a causa della scadenza di un contratto di locazione a lungo termine nella propriet\u00e0 di Morgenstrasse 136 a Berna. La durata media ponderata del contratto di locazione (WALT) \u00e8 di 2,9 anni; la durata residua del contratto di locazione del maggiore locatario \u00e8 di poco inferiore a 2,1 anni.<\/p>\n<p>Secondo l'azienda, Z\u00fcblin non ha effettuato acquisizioni nello scorso esercizio finanziario a causa del \"livello dei prezzi persistentemente elevato e della scarsit\u00e0 dell'offerta\". L'azienda immobiliare afferma invece di essersi concentrata sul riposizionamento e sull'ottimizzazione degli spazi offerti e di aver puntato sul valore di consumo degli immobili.<\/p>\n<h3>L'EBITDA aumenta di oltre il 20 per cento<\/h3>\n<p>L'EBITDA (utile prima degli interessi, delle imposte, delle variazioni del valore di mercato e degli ammortamenti) \u00e8 aumentato di 22,41TP3k CHF, passando da 4,9 a 6,0 milioni di CHF. Secondo Z\u00fcblin, i motivi di questa crescita sono stati, da un lato, l'aumento del reddito operativo da locazione di 8,3 milioni di franchi (+5,1%) e, dall'altro, la riduzione di 26,1% delle spese per il personale e le spese amministrative (2,4 milioni di franchi). Il risultato finale - tenendo conto delle minori variazioni del valore di mercato e delle imposte - \u00e8 un utile di 5,3 milioni di franchi svizzeri per l'esercizio 2022\/23 dopo 6,0 milioni di franchi svizzeri nell'esercizio precedente. Come per l'anno precedente, si prevede un dividendo di 1,00 franchi per azione.<\/p>\n<p>Z\u00fcblin non fornisce previsioni concrete per il nuovo anno finanziario: il mercato immobiliare svizzero \u00e8 stabile nonostante l'inversione di tendenza dei tassi d'interesse, dell'inflazione e delle influenze economiche, scrive l'azienda.
