Tuttavia, il risultato operativo, ossia l'utile al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 diminuito significativamente da 69,7 milioni di franchi svizzeri a 56,3 milioni di franchi svizzeri (-19,2%). Il calo \u00e8 dovuto principalmente a minori profitti dalla vendita di progetti di sviluppo e condomini (-17,5 milioni di franchi) e a minori lavori propri capitalizzati (-1,3 milioni di franchi), scrive PSP in un comunicato. I costi operativi sono scesi a 13,2 milioni di franchi (anno precedente: 14,0 milioni di franchi). I costi di finanziamento sono aumentati di 0,6 milioni di franchi o del 19,9%, passando a 3,6 milioni di franchi (anno precedente: 3,0 milioni). L'utile per azione, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 diminuito da 1,52 a 1,23 franchi.<\/p>\n<h3>L'utile netto scende di oltre un quarto<\/h3>\n<p>Nel complesso, PSP registra un utile netto di 57,0 milioni di franchi svizzeri, con un calo di 21 milioni di franchi svizzeri, pari al 26,9%, rispetto al primo trimestre del 2022, quando l'utile netto era ancora di 78 milioni di franchi svizzeri. Oltre ai minori profitti derivanti dalle vendite di immobili, nel primo trimestre del 2023 non sono state effettuate rivalutazioni, spiega PSP. Nello stesso trimestre dell'anno precedente, la societ\u00e0 immobiliare aveva registrato una rivalutazione del portafoglio di 11,9 milioni di franchi.<\/p>\n<h3>Tasso di posti vacanti in leggero aumento<\/h3>\n<p>PSP stima il valore di bilancio del portafoglio a 9,45 miliardi di franchi a fine marzo (anno precedente: 9,42 miliardi di franchi). Il tasso di sfitto di 3,2% \u00e8 leggermente superiore a quello di fine 2022 (3,0%), ma secondo la societ\u00e0 immobiliare 0,3 punti percentuali del tasso di sfitto sono dovuti ai lavori di ristrutturazione in corso. Dei 43,0 milioni di franchi svizzeri di contratti di locazione in scadenza quest'anno, due terzi erano stati rinnovati a fine marzo, ha aggiunto PSP. Il Wault (durata media ponderata dei contratti di locazione non scaduti) dell'intero portafoglio era di 4,4 anni. Il Wault dei dieci maggiori inquilini, che rappresentano circa un quarto del reddito da locazione, era di 3,9 anni.<\/p>\n<h3>Nessuna acquisizione nel trimestre iniziale<\/h3>\n<p>Nel primo trimestre PSP Swiss Property non ha acquisito siti, progetti di sviluppo o immobili d'investimento. L'immobile d'investimento in Bahnhofstrasse 23 a Interlaken \u00e8 stato venduto per 3 milioni di franchi. Secondo la societ\u00e0 immobiliare, sono stati venduti parzialmente il progetto \"Residenza Parco Lago\" a Paradiso e il sito \"Salmenpark\" a Rheinfelden.<\/p>\n<h3>Grandi investimenti a Zurigo e Basilea<\/h3>\n<p>PSP ha riclassificato due immobili d'investimento come progetti di sviluppo: In primo luogo, la societ\u00e0 immobiliare sta modernizzando l'edificio commerciale di Hochstrasse 16 \/ Pfeffingerstrasse 5 a Basilea. Circa la met\u00e0 della superficie affittabile (15.500 mq) sar\u00e0 destinata a un nuovo uso; sono previsti 187 appartamenti serviti. La conversione sar\u00e0 completata entro la fine del 2024 e l'investimento ammonter\u00e0 a circa 28 milioni di franchi svizzeri.<\/p>\n<p>In secondo luogo, PSP sta investendo 35 milioni di franchi svizzeri nella ristrutturazione e nel restyling del Globus at Bellevue. Il grande magazzino di Theaterstrasse 12 a Zurigo non \u00e8 mai stato completamente rinnovato da quando \u00e8 stato costruito e ora ha bisogno di un'importante ristrutturazione. \u00c8 in costruzione un nuovo edificio commerciale con 5.000 mq di spazi rappresentativi per la vendita al dettaglio, la gastronomia e gli uffici. L'immobile dovrebbe essere pronto per essere occupato entro la fine del 2024.<\/p>\n<h3>Prospettiva cauta<\/h3>\n<p>Nel mercato degli affitti di uffici e negozi in zone centrali, PSP si aspetta che la domanda rimanga intatta. I maggiori oneri finanziari dovuti all'aumento dei tassi d'interesse possono essere ampiamente compensati, poich\u00e9 circa 90% dei contratti di locazione sono indicizzati e la societ\u00e0 immobiliare pu\u00f2 quindi trasferire l'inflazione attraverso i contratti di locazione legati all'inflazione. Tuttavia, l'aumento dei tassi di interesse e la minore liquidit\u00e0 del mercato delle transazioni avranno probabilmente un impatto generale sulle valutazioni. PSP non vuole quindi escludere svalutazioni selettive.<\/p>\n<h3>Confermate le previsioni per il 2023<\/h3>\n<p>A causa di importanti progetti di ristrutturazione, PSP prevede \"perdite temporanee di affitto gestibili\" nell'anno in corso. Ciononostante, l'azienda prevede un reddito da locazione pi\u00f9 elevato nel 2023 rispetto al 2022, grazie all'indicizzazione dei contratti di locazione, al completamento di diversi progetti e alle acquisizioni dell'anno precedente. I ricavi dalla vendita di progetti di sviluppo e condomini diminuiranno, mentre gli oneri finanziari aumenteranno a causa dell'aumento dei tassi di interesse. PSP conferma le sue previsioni per l'esercizio 2023: il margine operativo lordo, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, ammonter\u00e0 a 285 milioni di franchi svizzeri (anno precedente: 293,8 milioni di franchi svizzeri) e il tasso di sfitto sar\u00e0 inferiore a 4%. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>L'utile netto \u00e8 sceso da 78 a 57 milioni di franchi svizzeri rispetto allo stesso trimestre dell'anno precedente.
