Il risultato netto per il 2022 \u00e8 aumentato di 1,7% a 8,46 milioni di franchi svizzeri; escludendo il reddito straordinario del 2021, ci\u00f2 corrisponde a un aumento di 20%, secondo la societ\u00e0 di gestione del fondo JSS Real Estate Management. Le spese totali del fondo sono diminuite di 8,9%, mentre gli oneri finanziari sono diminuiti di 15,4%, con un tasso di interesse medio ponderato che \u00e8 sceso da 0,81% nel 2021 a 0,66% nel 2022. Questi risultati hanno permesso la distribuzione di un dividendo pi\u00f9 alto rispetto all'anno precedente, informa JSS Real Estate Management. Il dividendo sar\u00e0 di 3 franchi svizzeri e si baser\u00e0 su un approccio prudente con un payout ratio di 95,2%.<\/p>\n<p>A fronte dell'aumento dei tassi di interesse nella seconda met\u00e0 del 2022 e del loro impatto sul mercato immobiliare, la direzione del fondo ha previsto un calo del portafoglio del fondo, si legge nella relazione annuale. Il valore di mercato \u00e8 sceso di 4,7% a 462,4 milioni di franchi svizzeri al 31 dicembre 2022, con gli immobili commerciali e quelli in localit\u00e0 periferiche che sono stati i pi\u00f9 colpiti. Nel conto economico, il fondo presenta perdite di capitale non realizzate per 18,28 milioni di franchi. Nell'esercizio precedente si era registrato un utile di 19,97 milioni di franchi.
