Tutti e tre i fondi hanno riportato \"risultati annuali molto solidi\". Le distribuzioni rimangono al livello dell'anno precedente.<\/p>\n<h3>UBS Sima aumenta il reddito da locazione<\/h3>\n<p>Per UBS Sima, UBS Real Estate Svizzera ha registrato un aumento dei ricavi da locazione di 15 milioni di franchi svizzeri, pari a 4% in pi\u00f9 rispetto all'anno precedente. Il tasso di morosit\u00e0 \u00e8 sceso da 5,3% a 4,5%. Il portafoglio immobiliare del fondo, investito per quasi la met\u00e0 nel Cantone di Zurigo, ha un valore di 11,45 miliardi di franchi svizzeri (anno precedente: 11,03 miliardi).<\/p>\n<p>Il rendimento degli investimenti del fondo \u00e8 crollato nel giro di un anno: \u00e8 passato da 8,6% nel 2021 agli attuali 4,4%. Anche il rendimento del capitale proprio (ROE) \u00e8 diminuito significativamente, passando da 8,3% a 4,3%.<\/p>\n<p>Il valore patrimoniale netto \u00e8 aumentato a 104,11 franchi al 31 dicembre 2022 (anno precedente: 102,94 franchi). La distribuzione per quota rimane a 3,25 franchi svizzeri, come nell'anno precedente.<\/p>\n<h3>UBS Foncipars aumenta il valore del portafoglio di oltre il sette per cento<\/h3>\n<p>UBS Foncipars, il fondo immobiliare residenziale della Svizzera occidentale, ha registrato un reddito da locazione di 87,0 milioni di franchi svizzeri per il 2022, 2,7 milioni in pi\u00f9 rispetto all'anno precedente. Il tasso di morosit\u00e0 sugli affitti \u00e8 sceso da 2,5% a 1,8%, secondo la direzione del fondo. Il valore del portafoglio immobiliare \u00e8 aumentato di 7,4% a 1,83 miliardi di franchi.<\/p>\n<p>Il valore patrimoniale netto per unit\u00e0 \u00e8 aumentato di 3,5% da 95,72 a 99,07 franchi. Il rendimento degli investimenti, pari a 6,4%, non ha raggiunto il livello dell'anno precedente (6,9%). Anche il rendimento del capitale proprio (ROE), pari a 5,9%, \u00e8 inferiore al livello dell'anno precedente (6,7%). La distribuzione per unit\u00e0 \u00e8 di 2,60 franchi svizzeri, come l'anno precedente.<\/p>\n<h3>UBS Swissreal resiste in un contesto di mercato difficile<\/h3>\n<p>Il fondo immobiliare UBS Swiss Commercial Swissreal ha continuato a registrare una performance positiva anche nel contesto di mercato volatile dell'esercizio 2022, scrive la direzione del fondo. Secondo la relazione annuale, il valore di mercato degli immobili \u00e8 aumentato di 2,3% a 2,12 miliardi di franchi svizzeri e i redditi da locazione sono leggermente aumentati di 1,1% a 101,8 milioni di franchi svizzeri. Il tasso di morosit\u00e0 \u00e8 diminuito da 5,7% a 5,2%.<\/p>\n<p>Il rendimento del capitale investito ha raggiunto i 4,3% dopo i 5,0% dell'anno precedente; anche il rendimento del capitale proprio (ROE) \u00e8 leggermente diminuito, passando da 4,8% a 4,3%. Il valore patrimoniale netto per unit\u00e0 si \u00e8 attestato quasi al livello dell'anno precedente, pari a 63,27 franchi (63,26 franchi).
