Sono state acquisite otto propriet\u00e0 per un prezzo di acquisto di 104,4 milioni di franchi svizzeri e due propriet\u00e0 sono state vendute per 6,4 milioni di franchi svizzeri. Mentre i redditi da locazione sono aumentati di 13,3%, il tasso di sfitto \u00e8 sceso a 5,2%.<\/p>\n<p>L'utile totale \u00e8 aumentato da 49,6 milioni di franchi dell'anno precedente a 52,6 milioni di franchi. L'utile netto, invece, \u00e8 sceso da 29,4 a 28,7 milioni di franchi. Il rendimento degli investimenti alla fine dell'anno \u00e8 stato di 4,18% (anno precedente: 5,64%), la performance di -14,35% (anno precedente: +1,80%).<\/p>\n<h3>SF Commercial Fund: il reddito da locazione \u00e8 aumentato a causa dell'indicizzazione.<\/h3>\n<p>Il Fondo SF Commercial Properties ha ridotto i posti vacanti da 15,7% a 14,1% nell'esercizio finanziario 2022. Il portafoglio era composto da 18 immobili con una superficie locativa di 156.756 mq. Il suo valore di mercato \u00e8 aumentato da 326,7 a 328,4 milioni di franchi svizzeri e il patrimonio totale del fondo \u00e8 passato da 331,13 a 333,86 milioni di franchi svizzeri. Dopo la data di chiusura del bilancio, l'immobile di Weststrasse 15 a Weinfelden \u00e8 stato venduto per 7,15 milioni di franchi. I ricavi totali sono aumentati da 16,1 a 16,8 milioni di CHF, mentre i ricavi da locazione sono migliorati del 4,0% a 16,6 milioni di CHF. Oltre alla riduzione dei tassi di sfitto, ci\u00f2 \u00e8 dovuto all'adeguamento dei canoni di locazione in seguito all'indicizzazione. Il reddito netto del fondo \u00e8 aumentato leggermente da 9,7 milioni di CHF a 9,9 milioni di CHF, il rendimento degli investimenti ammonta a 3,00% (anno precedente: 3,98%). La performance \u00e8 passata da +5,25 a -4,42%.<\/p>\n<p>Il fondo annuncia inoltre un cambio di societ\u00e0 di gestione. A partire da aprile, gli immobili saranno gestiti da H&amp;B Real Estate AG, Zurigo.<\/p>\n<h3>SF Retail Fund: reddito da locazione in lieve calo, tasso di sfitto minimamente elevato<\/h3>\n<p>SF Retail Properties Fund registra una valutazione del portafoglio stabile a 882,9 milioni di franchi svizzeri (anno precedente: 869,4 miliardi di franchi svizzeri) per l'esercizio 2022, nonostante l'aumento dei tassi d'interesse. Il patrimonio netto del fondo \u00e8 aumentato di 1,4 milioni di franchi svizzeri a 634,4 milioni di franchi svizzeri. L'utile netto \u00e8 stato di 28,4 milioni di franchi svizzeri, il che corrisponde a un aumento di 3,00% per quota. Il rendimento della distribuzione \u00e8 di 4,30%, la performance di -16,57% (anno precedente: +8,30%). Il fondo ha acquistato due immobili, uno a Winterthur e uno a Zurigo-Wollishofen, per un valore di mercato complessivo di 7,7 milioni di franchi. Inoltre, \u00e8 stato acquisito un nuovo progetto di costruzione a Flawil (SG) con un volume di costruzione previsto di 18,1 milioni di franchi svizzeri. Il fondo ha venduto dieci immobili, con una plusvalenza di 2,24 milioni di franchi svizzeri.<\/p>\n<p>L'obiettivo di reddito locativo \u00e8 di 46,4 milioni di franchi svizzeri; il reddito locativo \u00e8 diminuito minimamente da 42,85 a 42,74 milioni di franchi svizzeri.
