In seguito alle misure adottate dalla banca centrale svizzera in materia di tassi d'interesse, gli interessi passivi per i prestiti a breve termine a tasso fisso del Fondo immobiliare Swissinvest sono passati da 0,35% a poco meno di 1,4%. La direzione del fondo prevede attualmente oneri finanziari pari a 2,6 milioni di franchi svizzeri per l'esercizio in corso, il che corrisponde a un raddoppio rispetto all'anno precedente (1,3 milioni di franchi svizzeri).<\/p>\n<p>Con 21,6 milioni di franchi svizzeri, i ricavi da locazione sono allo stesso livello del periodo precedente. Il tasso di morosit\u00e0 degli affitti \u00e8 sceso da 4,21% a 3,66% rispetto al bilancio 2021\/22.<\/p>\n<h3>Acquisizione a Zurigo<\/h3>\n<p>Nella prima met\u00e0 dell'anno \u00e8 stato acquistato un immobile a Zurigo-Wiedikon. Per l'immobile di Ruhestrasse 3 sono stati pagati 3,5 milioni di franchi svizzeri. L'immobile completa le propriet\u00e0 gi\u00e0 in portafoglio, Ruhestrasse 5 e 7, in termini di sviluppo futuro.<\/p>\n<p>Secondo la societ\u00e0 di gestione dei fondi, la concessione edilizia per l'edificio sostitutivo di Ruhestrasse 1, Manessestrasse 204 a Zurigo \u00e8 prevista per la prima met\u00e0 del 2023. Nel frattempo, il nuovo edificio di Obstgartenstrasse 12 e 14 a Kloten sta procedendo secondo i piani, secondo Swissinvest. L'occupazione \u00e8 ancora prevista per l'autunno 2023.
