L'anno scorso sono stati aggiunti sei immobili per un totale di circa 37.500 mq di superficie locativa. Grazie alle nuove acquisizioni, il reddito locativo effettivo (annualizzato) \u00e8 aumentato di 35,5%, raggiungendo 16,8 milioni di franchi svizzeri (anno precedente: 12,4 milioni di franchi svizzeri). Il tasso di occupazione alla fine del 2022 era di 97,6% (anno precedente: 96,7%).<\/p>\n<p>L'utile netto \u00e8 aumentato da 8,23 milioni di franchi a 10,24 milioni di franchi, ma il reddito totale \u00e8 crollato da 18,72 milioni di franchi a 8,03 milioni di franchi. Il rendimento da distribuzione \u00e8 di 5,4% al 31.12.2022, mentre il rendimento da investimento raggiunge 4,4%. La distribuzione per il 2022 dovrebbe aumentare da 6,10 a 6,15 franchi per unit\u00e0.<\/p>\n<p>La gestione del fondo prevede un'ulteriore crescita per il 2023. Secondo Helvetica Property Investors, attualmente sono in cantiere diversi immobili interessanti, la cui acquisizione potrebbe aumentare significativamente la qualit\u00e0 e la capacit\u00e0 di distribuzione del portafoglio. Se le condizioni di mercato saranno favorevoli, verr\u00e0 preso in considerazione un ulteriore aumento di capitale.<\/p>\n<h3>Il Fondo HSC aumenta il successo complessivo<\/h3>\n<p>Pur non avendo effettuato acquisizioni nell'esercizio 2022, l'Helvetica Swiss Commercial Fund (HSC Fund) ha comunque aumentato i redditi da locazione e incrementato il valore del portafoglio.<\/p>\n<p>Il fair value del portafoglio \u00e8 aumentato di 0,9% a 756,2 milioni di franchi (anno precedente: 749,8 milioni di franchi) e il tasso di occupazione ha raggiunto 95,1% dopo i 93,1% dell'anno precedente. A causa del notevole aumento della domanda di spazi in affitto, i ricavi annuali da locazione e affitto di edifici sarebbero aumentati di 0,7 milioni di franchi svizzeri, raggiungendo i 42,7 milioni di franchi svizzeri.<\/p>\n<p>L'utile netto del Fondo \u00e8 aumentato da 27,74 milioni di franchi svizzeri a 29,30 milioni di franchi svizzeri, mentre l'utile totale \u00e8 passato da 25,91 milioni di franchi svizzeri a 28,03 milioni di franchi svizzeri. Il rendimento da distribuzione \u00e8 stato di 5,5% e il rendimento da investimento ha raggiunto 5,8%. La distribuzione per l'esercizio finanziario sar\u00e0 di 5,35 franchi per unit\u00e0, cinque centesimi in pi\u00f9 rispetto all'anno precedente. Nel 2023 si prevede un ulteriore aumento di cinque centesimi, fino a 5,40 franchi.<\/p>\n<h3>HSL Fund aumenta il patrimonio del fondo di oltre 300 milioni di euro<\/h3>\n<p>Il fondo residenziale Helvetica Swiss Living Fund (HSL Fund) ha aumentato il suo portafoglio di 63%, passando da 501 milioni di franchi a 818 milioni di franchi nel corso del 2022. Il fondo detiene attualmente 62 immobili residenziali con 1.850 unit\u00e0 abitative (anno precedente: 41 immobili). Il reddito da locazione annualizzato \u00e8 aumentato di 58% da 18,3 milioni di franchi a 28,9 milioni di franchi. Il tasso di morosit\u00e0 \u00e8 diminuito da 7,73% a 5,80%.<\/p>\n<p>L'utile netto del Fondo \u00e8 aumentato da 11,98 milioni di franchi a 15,03 milioni di franchi e il reddito totale \u00e8 passato da 19,74 milioni di franchi a 24,35 milioni di franchi. Il rendimento degli investimenti ha raggiunto il 5,9% e per l'esercizio 2022 si prevede un aumento della distribuzione da 3,40 a 3,45 franchi per quota.<\/p>\n<p>La gestione del fondo prevede un aumento del reddito da locazione nel 2023 e intende mantenere un percorso di crescita. Secondo Helvetica Property Investors, sono previsti ulteriori aumenti di capitale.
