Il rendimento dell'investimento \u00e8 invece migliorato rispetto all'anno precedente, passando da 4,6 a 5,1%. Il valore di mercato degli immobili \u00e8 aumentato da 3,05 miliardi di franchi svizzeri a 3,24 miliardi di franchi svizzeri, grazie ai progetti di nuova costruzione e agli aggiornamenti del portafoglio. Il tasso di sconto medio \u00e8 sceso da 2,9% a 2,8%. Il tasso di morosit\u00e0 degli affitti \u00e8 sceso a 3,8% (anno precedente: 4,4%). La distribuzione per unit\u00e0 rimane costante a 3,40 franchi svizzeri.<\/p>\n<p>CS REF Green Property ha acquisito un edificio commerciale a Schlieren nell'esercizio 2022 nell'ambito di un consolidamento. Secondo la direzione del fondo, i progetti Parco Brentani a Lugano, Allverte ad Allschwil, Breitipark a Sciaffusa, l'ampliamento del Lokwerk a Winterthur e Cosmos a D\u00fcbendorf procedono come previsto e saranno completati quest'anno. Lo sviluppo del Tivoli Garten a Spreitenbach dovrebbe iniziare a generare reddito a met\u00e0 del 2024. Il fondo ha venduto un immobile commerciale ad Arbon.<\/p>\n<h3>CS Real Estate Fund Hospitality aumenta il rendimento degli investimenti dal 4,3 al 6,4%<\/h3>\n<p>Il fondo alberghiero CS REF Hospitality ha aumentato il rendimento degli investimenti dal 4,3 al 6,4% lo scorso anno. Il valore di mercato degli immobili \u00e8 aumentato da 775,5 a 862,5 milioni di franchi svizzeri grazie all'acquisto di tre immobili e alle rivalutazioni del portafoglio. Il tasso di sconto medio \u00e8 diminuito da 3,2 a 3,1% . Il tasso di morosit\u00e0 sugli affitti \u00e8 sceso a 0,2% (anno precedente: 1,3%). La distribuzione per unit\u00e0 \u00e8 rimasta costante a 2,50 franchi. Con una performance di -17,7%, il fondo ha sottoperformato solo leggermente il benchmark.<\/p>\n<p>Nell'esercizio 2022 CS REF Hospitality ha acquisito un immobile ciascuno a Losanna, Coira e Carouge. Secondo CS, \u00e8 in corso la ristrutturazione e la conversione del grattacielo della Schulstrasse 44 a Zurigo-Oerlikon. Una volta completato nell'autunno del 2024, l'edificio comprender\u00e0 un hotel lifestyle con il marchio \"Mama Shelter\" con 174 camere e 124 nuovi appartamenti.<\/p>\n<h3>CS Real Estate Fund Living Plus con il tasso di sfitto pi\u00f9 basso dal lancio<\/h3>\n<p>Anche il fondo residenziale CS REF Living Plus ha registrato una performance negativa di -22,8%, sottoperformando il benchmark. \u00c8 stato anche l'unico dei tre fondi a registrare un rendimento inferiore. \u00c8 sceso da 5,7 a 4,0%. Il valore di mercato degli immobili \u00e8 aumentato da 3,02 a 3,12 miliardi di franchi svizzeri, mentre il tasso di sconto medio \u00e8 diminuito da 3,1 a 3,0% . Il tasso di mancato pagamento degli affitti \u00e8 diminuito significativamente da 4,4 a 2,6%. Ci\u00f2 corrisponde al livello di sfitto pi\u00f9 basso dal lancio del fondo nel dicembre 2007. La distribuzione per quota rimane costante a 3,60 franchi svizzeri.<\/p>\n<p>Nell'esercizio 2022 il fondo ha acquisito un progetto residenziale a Petit-Lancy. Con questo e un altro progetto a Bad Zurzach e Lugano, nel portafoglio del fondo ci sono attualmente tre nuovi progetti di costruzione.
