Di conseguenza, i rendimenti degli investimenti hanno raggiunto valori compresi tra 4,1% e 6,2%. La performance dei fondi \u00e8 stata compresa tra -14,2% e -20,6%.<\/p>\n<p><strong>CS 1a Immo PK: il rendimento dell'investimento sale al 6,2%.<\/strong><\/p>\n<p>Il Credit Suisse 1a Immo PK (CS 1a Immo PK) ha registrato un rendimento degli investimenti di 6,2% per l'esercizio 2021\/22 (anno precedente: 5,1%). Il valore di mercato degli immobili \u00e8 aumentato da 4,8 miliardi di franchi a 4,9 miliardi di franchi, mentre il tasso di mancato pagamento degli affitti \u00e8 sceso da 7,8% a 6,1%. Come nell'anno precedente, la distribuzione ammonta a 45,00 franchi svizzeri\/unit\u00e0.<\/p>\n<p>Sul mercato secondario, il CS 1a Immo PK ha chiuso l'esercizio finanziario 2021\/22 con uno sconto di -12,0% (anno precedente: premio di 16,4%). Di conseguenza, il fondo ha registrato una performance di -20,1% nel mercato secondario (anno precedente: 19,4%).<\/p>\n<p>Il fondo ha venduto tre propriet\u00e0 a Pfungen, Lucerna e Steinhausen - secondo il Credit Suisse, significativamente al di sopra dei valori di mercato. Inoltre, sono stati completati e consegnati agli inquilini tre nuovi progetti di costruzione ad Agno, Locarno e Romanshorn e due ristrutturazioni a Ginevra e Neuch\u00e2tel.<\/p>\n<p>Il Credit Suisse si attiene all'IPO del fondo, che in realt\u00e0 era prevista per il quarto trimestre del 2022. La prima data possibile \u00e8 il quarto trimestre del 2023, \"a condizione che la volatilit\u00e0 e i volumi di trading siano tornati alla normalit\u00e0 entro tale data\".<\/p>\n<p><strong>CS REF Interswiss: il rendimento degli investimenti aumenta leggermente<\/strong><\/p>\n<p>Il Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) ha conseguito un rendimento degli investimenti di 4,1% nell'esercizio 2021\/22, rispetto ai 4,0% dell'esercizio precedente. Il valore di mercato degli immobili \u00e8 aumentato da 2,4 a 2,7 miliardi di franchi svizzeri e il tasso di morosit\u00e0 \u00e8 sceso da 9,8% a 8,0%. La distribuzione rimane stabile a 7,40 franchi svizzeri\/unit\u00e0.<\/p>\n<p>La performance nell'esercizio appena concluso \u00e8 passata daTP2T 8,41 aTP2T -14,21, mentre il premio \u00e8 sceso daTP2T 4,61 aTP2T -13,71.<\/p>\n<p>Credit Suisse annuncia inoltre che al 30 settembre 2022 sono state ricevute comunicazioni di rimborso per 114.029 quote, pari all'1,3% delle quote in circolazione. Il rimborso \u00e8 previsto per il dicembre 2023, nel rispetto del periodo di preavviso ordinario.<\/p>\n<p>Sono state effettuate acquisizioni a Berna (1), Ginevra e Yverdon (2 ciascuna). Il fondo ha venduto un immobile a Nyon.<\/p>\n<p><strong>CS REF Logisticsplus: il rendimento degli investimenti scende al 4,4%.<\/strong><\/p>\n<p>Per il Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus), il rendimento dell'investimento \u00e8 sceso da 5,2% a 4,4%. La distribuzione \u00e8 ridotta a 3,50 franchi per unit\u00e0 (anno precedente: 3,90 franchi).<\/p>\n<p>Il fair value del portafoglio \u00e8 salito a 917,5 milioni di franchi svizzeri (anno precedente: 813,4 milioni di franchi svizzeri), il che, secondo Credit Suisse, \u00e8 dovuto principalmente all'acquisizione di immobili esistenti e al completamento di un progetto di costruzione: sono stati acquisiti immobili a Unterkulm, Cousset e Illnau-Effretikon; \u00e8 stato completato il Parking Kunstmuseum di Basilea. Inoltre, secondo il Credit Suisse, sono state vendute quattro propriet\u00e0 pi\u00f9 piccole, alcune con contratti di locazione in scadenza, a valori leggermente superiori a quelli di mercato. Il tasso di insolvenza negli affitti \u00e8 stato di 3,5% dopo il 3,0% dell'anno precedente.<\/p>\n<p>La performance di CS REF Logisticsplus \u00e8 diminuita da 10,0% a -18,9 % e il premio \u00e8 sceso da 36,2% a 5,0%.<\/p>\n<p><strong>CS REF Siat: Il rendimento degli investimenti scende al 5,2%.<\/strong><\/p>\n<p>Il Credit Suisse Real Estate Fund Siat (CS REF Siat) ha registrato un rendimento degli investimenti di 5,2% per l'esercizio finanziario 2021\/22, rispetto ai 6,4% dell'anno precedente. Il valore di mercato degli immobili \u00e8 stato di 3,9 miliardi di franchi svizzeri (anno precedente: 3,7 miliardi di franchi svizzeri). Il tasso di morosit\u00e0 \u00e8 sceso di un punto percentuale, passando a 3,1% (anno precedente: 4,1%). Come nell'anno precedente, la distribuzione \u00e8 di 5,20 franchi svizzeri\/unit\u00e0.<\/p>\n<p>La performance del CS REF Siat \u00e8 diminuita da 19,8% a -20,6% e il premio \u00e8 sceso da 54,1% a 17,6%.<\/p>\n<p>Il fondo ha acquistato un progetto edilizio a Brunnen e ha effettuato una vendita a Rothrist. CS REF Siat sta attualmente realizzando progetti di costruzione a Basilea, D\u00fcbendorf, Neuch\u00e2tel, Prangins e Spreitenbach.
