Il capitale di debito di 5,4 miliardi di franchi svizzeri (al 30 giugno 2022) \u00e8 ben protetto da una gamma diversificata di strumenti. Nel terzo trimestre, i due prestiti sindacati legati alla sostenibilit\u00e0 di 2,6 miliardi di franchi svizzeri sono stati prorogati anticipatamente di un anno fino al 2027\/28 a margini stabili. Non \u00e8 necessario un rifinanziamento significativo fino al 2025.<\/p>\n<p>\"Oltre alla flessibilit\u00e0 temporale, i possibili costi aggiuntivi di un successivo rifinanziamento attraverso l'indicizzazione dei canoni di locazione, le entrate aggiuntive derivanti dagli sviluppi immobiliari completati all'interno della pipeline di progetti e il prudente riciclo del capitale sono, dal nostro punto di vista, ben compensabili\", ha dichiarato il CFO Marcel Kucher.<\/p>\n<p>A medio termine, Swiss Prime Site intende rendere sostenibile l'intero finanziamento aziendale. A tal fine, la societ\u00e0 immobiliare ha presentato il suo nuovo \"Green Finance Framework\" che, oltre alle obbligazioni \"verdi\", comprende anche prestiti e altri strumenti finanziari legati alla sostenibilit\u00e0.<\/p>\n<h3>Il settore delle scienze della vita in primo piano<\/h3>\n<p>Attualmente Swiss Prime Site vede un potenziale di crescita soprattutto nell'industria delle scienze della vita: il settore investe in modo sproporzionato nella ricerca e nella tecnologia e non \u00e8 sensibile alle fasi di recessione. In Svizzera, i cluster corrispondenti si trovano soprattutto nelle regioni di Basilea, Zurigo e del Lago di Ginevra.<\/p>\n<p>A Basilea, la societ\u00e0 immobiliare \u00e8 proprietaria del Tech Park sul sito di St\u00fccki, che \u00e8 in fase di ampliamento: \"La domanda di spazi per laboratori e ricerche pronti per l'uso ci ha spinto ad ampliare in modo significativo il parco di St\u00fccki attraverso due fasi di costruzione e a raddoppiare la superficie con quattro nuovi edifici di 27.000 mq, portandola a 60.000 mq\", afferma il CEO Ren\u00e9 Zahnd. Un secondo cluster per le scienze della vita si trova a Schlieren, vicino a Zurigo. \"Anche in questo caso, nel nostro sito JED si stanno costruendo spazi per laboratori e ricerche. Entrambi i progetti di Basilea e Schlieren sono gi\u00e0 oggi quasi completamente affittati\".<\/p>\n<h3>Cresce la gestione del patrimonio immobiliare<\/h3>\n<p>Swiss Prime Site sottolinea anche il buon sviluppo della divisione Real Estate Asset Management, o Swiss Prime Site Solutions: Nell'esercizio in corso, il gestore patrimoniale ha raccolto un totale di oltre mezzo miliardo di capitale in tutti i prodotti e il patrimonio in gestione \u00e8 salito a oltre 7,3 miliardi di franchi svizzeri. Sono stati acquisiti circa 10% nuovi clienti. A seguito del completamento dell'acquisizione e dell'integrazione di Akara, si punta a una forte crescita operativa anche per i prossimi anni.
