Attualmente i rischi climatici non sono sufficientemente presi in considerazione nella valutazione degli immobili. I cosiddetti rischi transitori nel raggiungimento degli obiettivi di decarbonizzazione - ad esempio a causa di cambiamenti normativi o di uno shock economico - potrebbero portare a un calo dei valori, avverte Lisette van Doorn, CEO di ULI Europe. In particolare, mette in guardia da un mercato a due livelli: l'analisi di ULI ha dimostrato che l'attivit\u00e0 di decarbonizzazione si concentra attualmente su beni di valore pi\u00f9 elevato, dove il rapporto costi-benefici dell'adeguamento \u00e8 pi\u00f9 basso. \"Ma il nostro obiettivo \u00e8 quello di mantenere il valore a lungo termine di tutti gli edifici, in modo che le nostre citt\u00e0 rimangano attraenti\".<\/p>\n<p>L'ULI ha presentato a questo scopo le sue linee guida di valutazione, le \"Transition Risk Assessment Consultation Guidelines\". Il loro scopo \u00e8 quello di contribuire a eliminare i rischi di transizione e a colmare il divario di conoscenze a vantaggio di tutti i proprietari e gestori. Le linee guida dell'ULI identificano nove rischi di transizione con un impatto significativo sui valori immobiliari che possono essere modellati finanziariamente, standardizzati e comunicati. Questi rischi includono i costi di decarbonizzazione, le risorse interne, i costi energetici, il prezzo del carbonio e il carbonio incarnato, nonch\u00e9 l'impatto della decarbonizzazione sull'ammortamento, le variazioni dei redditi da locazione e il valore delle transazioni.
