La sua visione multiprospettica della situazione attuale del settore immobiliare ha rivelato un quadro colorato, interessante e non monocromatico.<\/p>\n<p><strong>\"La crescita degli affitti \u00e8 la nuova moneta\"<\/strong><\/p>\n<p>Uno dei risultati della conferenza di Hasenmalle \u00e8 che la visione incantata dei tassi di interesse mostra solo met\u00e0 della verit\u00e0. L'economista del CS ha ammesso di non voler dare molte speranze che i tassi d'interesse tornino presto a scendere - per troppo tempo le banche centrali hanno erroneamente creduto che l'inflazione si sarebbe rivelata un effetto temporaneo. L'inflazione \u00e8 persistente e \"dinamicamente contagiosa\". La Svizzera sta meglio degli Stati Uniti e dell'UE in termini di politica monetaria, ma come \u00e8 noto la BNS non pu\u00f2 cucinare la propria minestra. Quindi i tassi di interesse non scenderanno per il momento, e s\u00ec, i tassi di interesse elevati sono \"veleno per l'immobiliare\" secondo Hasenmaile. Ha calcolato il suo effetto sulle valutazioni: Se i tassi di attualizzazione passano dal 3 al 4%, si verifica un arretramento della valutazione del 22%, con un effetto tanto pi\u00f9 forte quanto pi\u00f9 basso \u00e8 il livello iniziale del tasso di attualizzazione.<\/p>\n<p>Ma il mercato immobiliare, fortunatamente, non riguarda solo i tassi d'interesse. E le condizioni per farlo non sono negative: i mercati degli affitti stanno andando bene in molte aree, ad esempio nel mercato degli uffici, dove lo spazio centrale rimane richiesto, anche nella logistica e nel mercato residenziale. \"La crescita degli affitti \u00e8 la nuova valuta\", afferma Hasenmaile, perch\u00e9 pu\u00f2 compensare gli effetti dei tassi di interesse. Questo interesse viene perseguito insieme a una chiara strategia di certificazione, i cui benefici materiali non sono sempre immediatamente percepibili, ma a volte solo dopo anni. \u00c8 importante continuare a impegnarsi \"stoicamente\", anche in tempi turbolenti. Con SPS Immobilien, Baumann punta su solide valutazioni ESG e sul lungo termine. Dal punto di vista politico pu\u00f2 essere giustificato, ma la strategia sostitutiva, la densificazione, \u00e8 ancora carente.<\/p>\n<p>Quindi c'\u00e8 anche una carenza sul mercato immobiliare che \u00e8 fatta in casa, e i giocatori possono contare su questo per il momento.
