Uno dei fattori trainanti \u00e8 stato l'acquisto di un immobile logistico a Roggwil alla fine di marzo 2021, che ha contribuito ai nuovi dati semestrali con tre mesi aggiuntivi di reddito da locazione, oltre a tassi di sfitto pi\u00f9 bassi e agli effetti di Covid in scadenza. Il numero di posti vacanti \u00e8 diminuito da 7,6% a 6,5% nel corso del semestre, soprattutto grazie alle locazioni di uffici.<\/p>\n<p>La rivalutazione del portafoglio ha comportato un aumento di 1,3% a 1,48 miliardi di franchi. L'Ebitda \u00e8 aumentato di 5,8% a 24,4 milioni di CHF. Questo dato comprende i costi una tantum dell'IPO, pari a 5,9 milioni di franchi svizzeri. L'utile, compresi gli effetti della rivalutazione, \u00e8 stato di 38,7 milioni di franchi (1\u00b0 semestre 2022: 18,3 milioni di franchi). Tuttavia, escludendo la plusvalenza da rivalutazione e includendo i costi dell'IPO, l'utile \u00e8 sceso da 17,3 a 13,5 milioni di franchi svizzeri.<\/p>\n<h3>Stato di avanzamento del progetto<\/h3>\n<p>I progetti pi\u00f9 importanti includono la costruzione dell'edificio Pulse a Cheseaux-sur-Lausanne (<a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2022-07-28\/epic-suisse-baut-mit-implenia-43-000-m%c2%b2-bei-lausanne\/\" target=\"_blank\" rel=\"noopener\">IB ha riferito<\/a>) e l'ampliamento del Campus Leman (edificio C), per il quale nel frattempo \u00e8 stata ottenuta la licenza edilizia. 60 milioni di franchi svizzeri, anche se soggetto a nuovi rischi che potrebbero derivare dalla situazione geopolitica e macroeconomica.
