I fattori di mercato e l'avanzamento dei progetti di sviluppo hanno inoltre portato a guadagni da rivalutazione, che tuttavia sono stati inferiori a quelli dell'anno precedente a causa dell'andamento generale del mercato, ha scritto la societ\u00e0 immobiliare in un comunicato che annuncia la pubblicazione dei risultati semestrali. Il reddito da rivalutazione ha raggiunto 9,2 milioni di franchi svizzeri nel periodo in esame, rispetto ai 35,5 milioni di franchi svizzeri dell'anno precedente.<\/p>\n<p>I ricavi da locazione sono stati pari a 13,1 milioni di franchi (anno precedente: 13,0 milioni di franchi). Il tasso di sfitto degli immobili in portafoglio alla data di chiusura del bilancio \u00e8 rimasto invariato al 4,4%. L'utile del primo semestre ammonta a 15,3 milioni di franchi svizzeri ed \u00e8 quindi significativamente inferiore a quello dell'anno precedente (35,6 milioni di franchi svizzeri). Tuttavia, escludendo la plusvalenza da rivalutazione, l'utile prima della rivalutazione \u00e8 rimasto praticamente invariato rispetto all'anno precedente, con 8,6 milioni di franchi.<\/p>\n<h3>Il tasso di posti vacanti diminuir\u00e0 nella seconda met\u00e0 dell'anno<\/h3>\n<p>Il tasso di sfitto negli immobili residenziali - il principale pilastro dei guadagni di Plazza con una quota di oltre tre quarti del reddito netto da locazione target - \u00e8 del 2,2% e, secondo l'azienda, \u00e8 dovuto principalmente a parcheggi e aree accessorie non affittate. Il tasso di sfitto per gli immobili commerciali, invece, \u00e8 attualmente del 12,5%, ma si ridurr\u00e0 significativamente nella seconda met\u00e0 dell'anno, secondo Plazza. Sono stati affittati uffici vacanti a Zurigo e sono stati stipulati nuovi contratti di locazione e proroghe.<\/p>\n<h3>Prospettive caute per l'intero anno<\/h3>\n<p>Per l'intero 2022, Plazza prevede che l'utile operativo prima degli ammortamenti e delle rivalutazioni sia dell'ordine di grandezza dell'anno precedente. Secondo la societ\u00e0, il tasso di sfitto degli immobili in portafoglio scender\u00e0 nuovamente sotto il 4% nella seconda met\u00e0 dell'anno.<\/p>\n<p>La societ\u00e0 immobiliare \u00e8 cauta sulle prospettive future: non \u00e8 ancora possibile stimare gli effetti di eventuali ulteriori interventi sui tassi di interesse da parte della Banca Nazionale Svizzera sulla situazione di mercato e quindi sulla rivalutazione del portafoglio. Lo stesso vale per gli sviluppi internazionali che potrebbero portare a strozzature nell'approvvigionamento energetico o a rischi di scadenza e di costo. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Poich\u00e9 i proventi da rivalutazione sono stati inferiori rispetto all'anno precedente, Plazza AG ha registrato un forte calo dell'utile nel primo semestre del 2022.
