I motivi principali di questo sviluppo positivo sono stati l'aumento dei canoni di locazione (+ 2,31 milioni di franchi svizzeri a 29,8 milioni di franchi svizzeri), l'incremento dei ricavi del segmento Hotel &amp; Catering (+ 142,01 milioni di franchi svizzeri a 6,4 milioni di franchi svizzeri) e la riduzione delle spese immobiliari (- 19,91 milioni di franchi svizzeri a 3,2 milioni di franchi svizzeri).<\/p>\n<p>Il valore di mercato dell'intero portafoglio \u00e8 aumentato leggermente di 0,8%, raggiungendo 1,7 miliardi di franchi svizzeri, principalmente a causa degli effetti della rivalutazione. La plusvalenza di rivalutazione di 12,7 milioni di franchi \u00e8 dovuta, da un lato, all'affitto dell'immobile S6 a Suurstoffi e, dall'altro, a una leggera riduzione dei tassi di sconto per i singoli immobili a uso abitativo. Nello stesso periodo dell'anno precedente, l'utile da rivalutazione di 12,3 milioni di franchi svizzeri era solo leggermente inferiore.<\/p>\n<p>Il tasso di posti vacanti \u00e8 sceso dal 4,0 al 3,8% grazie alle nuove locazioni. Con la conclusione del contratto di locazione decennale con Utopia Music per la propriet\u00e0 S6 a Suurstoffi, il tasso di posti vacanti si ridurr\u00e0 ulteriormente nella seconda met\u00e0 dell'anno e sar\u00e0 inferiore a 2% entro la fine del 2022.<\/p>\n<h3>Inizio dei lavori di costruzione dell'habitat di Metalli non prima del 2026.<\/h3>\n<p>Per il progetto Metalli Habitat sono disponibili le bozze dei due piani di sviluppo Metalli e Bergli. Si prevede che l'esame preliminare cantonale dei due piani di sviluppo sar\u00e0 avviato a settembre. Attualmente Zug Estates prevede che i piani di sviluppo vengano approvati nell'estate del 2024 e che la costruzione inizi non prima del 2026.<\/p>\n<h3>Prospettiva positiva 2022<\/h3>\n<p>Per l'intero anno, Zug Estates prevede un aumento dei ricavi da locazione nel settore immobiliare. Le spese immobiliari aumenteranno leggermente nella seconda met\u00e0 dell'anno. Nel settore alberghiero e gastronomico, l'azienda \u00e8 \"cautamente ottimista\"; si prevede un'ulteriore ripresa.
