Questo \u00e8 uno dei risultati dello \"Switzerland Office Take-Up Index\", pubblicato per la prima volta dalla societ\u00e0 di consulenza CBRE. L'indice si basa sulle inserzioni sui mercati immobiliari online e tiene conto dei volumi trimestrali di spazi in co-locazione sul mercato svizzero degli uffici. L'indice \u00e8 presentato per l'intera Svizzera e per tre sottomercati geografici.<\/p>\n<p>Secondo CBRE, tutti i sottoindici hanno mostrato un'attivit\u00e0 record nelle locazioni di uffici dal quarto trimestre e soprattutto dall'inizio del 2022. Il superamento della crisi del Covid 19 ha portato le aziende a riprendere i loro progetti immobiliari, spesso messi in pausa. Anche nei sobborghi delle maggiori citt\u00e0 svizzere l'attivit\u00e0 di locazione \u00e8 tornata a crescere di recente. Nelle citt\u00e0 stesse, CBRE sta osservando solo un leggero aumento dell'occupazione. La societ\u00e0 di intermediazione spiega questo fatto con il fatto che il tasso medio di disponibilit\u00e0 qui \u00e8 un basso 3,1%. \"Ci\u00f2 significa che le locazioni di grandi dimensioni avvengono ormai solo raramente o 'fuori mercato', lontano dai canali online misurabili\", commenta CBRE. Al contrario, nel resto della Svizzera, al di fuori degli agglomerati urbani delle grandi citt\u00e0, la diffusione \u00e8 gi\u00e0 in leggero calo. \"L'accentuato desiderio di centralit\u00e0, con la fine della pandemia COVID 19, ha portato a un'ulteriore diminuzione degli uffici vacanti nei centri urbani, motivo per cui la domanda si sta ora spostando anche verso le aree suburbane ben sviluppate\", afferma David Schoch, Research &amp; Consulting CBRE Svizzera.<\/p>\n<h3>La metodologia dell'indice considera solo le pubblicit\u00e0 online<\/h3>\n<p>Metodologia dell'indice: Il calcolo trimestrale del take-up si basa sulle inserzioni dei mercati immobiliari online e viene mostrato come media centrata di tre trimestri. Se le inserzioni vengono tolte dalla rete e non vengono rilanciate entro un certo periodo, vengono incluse nel take-up. Le locazioni dirette, ossia le locazioni di spazi non pubblicizzati sui mercati online, non vengono prese in considerazione. Ad esempio, nel caso di immobili di grandi dimensioni, di pre-locazione di progetti di sviluppo o di nuovi edifici occupati dai proprietari, spesso non tutti o nessuno spazio viene pubblicizzato. Allo stesso tempo, per vari motivi, gli spazi vengono ripetutamente tolti dalla rete completamente o temporaneamente senza che la locazione vada a buon fine, il che ha un effetto positivo sul livello di utilizzo. I rinnovi dei contratti di locazione non fanno parte dell'assorbimento.
