Sebbene la situazione nella regione del Lago di Ginevra si sia attenuata nel 2021, la tensione del mercato sta aumentando in altre aree. Questo vale soprattutto per la Svizzera centrale, dove l'anno scorso si \u00e8 registrato il pi\u00f9 forte aumento di famiglie straniere, e per Zurigo. Il BWO afferma che in queste regioni c'\u00e8 una \"chiara tensione\", soprattutto nel segmento dei prezzi di affitto pi\u00f9 bassi, che sono \"chiaramente forniti in modo inadeguato\". Il polo opposto a questi mercati molto rigidi \u00e8 il Canton Ticino, che ha il mercato pi\u00f9 rilassato della Svizzera.<\/p>\n<p>Le altre regioni della Svizzera sono nel complesso \"quasi in equilibrio\". Prevalentemente nella Svizzera nordoccidentale e orientale, e in misura minore nell'Espace Mittelland, i mercati degli alloggi in affitto costituiscono un cuscinetto per la scarsa propriet\u00e0 residenziale. Questa funzione tampone \u00e8 necessaria anche perch\u00e9 il tasso di propriet\u00e0 delle abitazioni si \u00e8 ridotto dal 2021. I tassi di propriet\u00e0 sono ancora dell'ordine di grandezza di circa 41% per le famiglie svizzere e 12% per quelle straniere. Di conseguenza, le famiglie straniere non sono la causa principale dell'aumento dei prezzi delle case di propriet\u00e0.<\/p>\n<h3>Punti interrogativi su immigrazione e attivit\u00e0 edilizia<\/h3>\n<p>Il BWO ipotizza che i chiari segnali di surriscaldamento del mercato immobiliare si attenueranno nel 2022\/2023 grazie all'aumento dei tassi di interesse. \"Resta da vedere se questo si tradurr\u00e0 in un allentamento nei punti caldi di Zurigo e della Svizzera centrale\". Le tendenze al ribasso hanno indebolito la domanda interna, mentre lo sviluppo dell'immigrazione e dell'attivit\u00e0 edilizia \u00e8 rimasto aperto.<\/p>\n<p>Lo studio \"Free Movement of Persons and the Housing Market\" \u00e8 stato condotto dal 2009 dal consorzio Meta-Sys AG\/ZHAW per conto del BWO. La sua caratteristica specifica \u00e8 quella di guardare allo sviluppo delle famiglie nazionali ed estere e dei loro redditi.
