Rispetto alla primavera 2021, lo spazio disponibile a livello nazionale si \u00e8 ridotto di 11%. Il motivo \u00e8 probabilmente che le aziende stanno prendendo e attuando decisioni di localizzazione che avevano rimandato l'anno scorso\", afferma Yonas Mulugeta, CEO di CSL Immobilien. Sospetta anche un collegamento con singoli grandi spazi che sono stati assorbiti dal mercato.<\/p>\n<p class=\"x_MsoNormal\">Nelle singole regioni si sono registrati sviluppi diversi: A Zurigo, lo spazio disponibile \u00e8 sceso di 20% a circa 483.000 mq dall'estate scorsa, secondo lo studio di CSL. Rispetto al novembre 2021, il calo ammonta addirittura a 30%. A Sciaffusa si \u00e8 registrata una riduzione di 36%, mentre a Zugo lo spazio disponibile \u00e8 diminuito di 27%. In alcune regioni, tuttavia, lo spazio disponibile \u00e8 aumentato, ad esempio a Basilea di 21%. Nel complesso, secondo gli esperti di CSL, lo sviluppo suggerisce comunque una crescente domanda da parte delle aziende.<\/p>\n<p class=\"x_MsoNormal\"><b>Gli affitti delle abitazioni aumentano in generale<\/b><\/p>\n<p class=\"x_MsoNormal\">Nel mercato residenziale, i canoni di locazione sono aumentati di anno in anno nella maggior parte delle regioni, contrariamente alle aspettative degli operatori del mercato, che si aspettavano piuttosto un andamento laterale o addirittura un calo dei canoni per il 2022. L'aumento pi\u00f9 forte dalla primavera del 2021 \u00e8 stato registrato da CSL Immobilien a Coira con 7%. Nella regione di Zurigo si \u00e8 registrato un aumento di 4%. Il calo degli affitti si \u00e8 registrato solo nella regione di Ginevra (-1%). I costi di affitto effettivi sono pi\u00f9 alti a causa dell'aumento dei costi energetici dovuto alla crisi ucraina. Tuttavia, per gli inquilini \u00e8 positivo che il tasso di interesse di riferimento non si muova molto nell'anno in corso, per cui non ci si pu\u00f2 aspettare ulteriori aumenti degli affitti da questo lato.<\/p>\n<p class=\"x_MsoNormal\">Nel mercato degli immobili residenziali, i prezzi d'acquisto hanno continuato a salire di anno in anno, come previsto dagli operatori del mercato per il CSL Property Market Report 2022. La domanda \u00e8 rimasta stabilmente alta in tutte le regioni, anche se i media si sono concentrati molto sui tassi di interesse dei mutui e sull'inflazione. Secondo gli esperti di CSL, i potenziali acquirenti non ne sono rimasti molto colpiti.<\/p>","protected":false},"excerpt":{"rendered":"<p>Rispetto all'andamento del 2021, negli ultimi mesi i mercati immobiliari si sono mossi in alcuni casi con forza.
