Il tasso di mancato pagamento degli affitti \u00e8 diminuito da 5,12% a 4,77% del reddito da locazione target rispetto al 31 marzo 2021. L'utile netto \u00e8 stato di 9,8 milioni di franchi svizzeri (anno precedente: 7,2 milioni di franchi svizzeri) e l'utile totale di 10,3 milioni di franchi svizzeri, rispetto ai 12,6 milioni di franchi svizzeri dell'anno precedente.<\/p>\n<p>Nel primo semestre dell'esercizio finanziario 2021\/22, il prezzo del BSPF \u00e8 sceso da 140,00 franchi (prezzo allo sportello al 30 settembre 2021) a 137,00 franchi (prezzo di borsa al 31 marzo 2022). Ci\u00f2 corrisponde a un rendimento (compresa la distribuzione) di -0,07%. Il premio \u00e8 sceso da 28,42% a 27,15% durante questo periodo. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/unternehmen\/2021-11-05\/baloise-swiss-property-fund-der-boersengang-ist-vollzogen\/\">Il BSPF \u00e8 quotato alla SIX Swiss Exchange dal 1\u00b0 novembre 2021.<\/a><\/p>\n<h3>Vendita a Lugano, acquisizioni a Basilea<\/h3>\n<p>Il portafoglio del fondo comprende 74 immobili esistenti e un immobile di sviluppo a Kriens. Un immobile residenziale e per uffici a Lugano \u00e8 stato venduto per 8,8 milioni di franchi, con un utile netto di 0,6 milioni di franchi. Il fondo ha acquistato tre immobili in una posizione privilegiata nel centro di Basilea, dove vengono forniti servizi sanitari ambulatoriali nei settori dell'ortopedia, della medicina sportiva e della fisioterapia. I costi di investimento di questa transazione ammontano a 41,5 milioni di franchi svizzeri, per cui il valore di mercato del portafoglio BSPF \u00e8 ora di 853,6 milioni di franchi svizzeri. Poco meno di un terzo delle propriet\u00e0 del Fondo si trova nella Svizzera nordoccidentale, seguita dalla regione del Lago di Ginevra con circa 20% e dalla regione di Zurigo con 18%. La durata residua ponderata dei contratti di locazione commerciale (WAULT) \u00e8 di 7,68 anni (anno precedente: 4,24).<\/p>\n<p>Nella seconda met\u00e0 dell'anno, la gestione del fondo si concentrer\u00e0 sull'ottimizzazione del portafoglio, afferma Baloise Asset Management.
