E lo \"spettro dell'inflazione\" citato nei titoli di giornale \u00e8 rientrato molto pi\u00f9 velocemente del previsto.<\/p>\n<p><strong>La tesi \u00e8 corretta?<\/strong><\/p>\n<p>L'economista Francesca Boucard, Head of Real Estate Research &amp; Strategy di Swiss Life Asset Managers, ha sottolineato che gli immobili sono fondamentalmente considerati una copertura dall'inflazione. La tesi \u00e8 di per s\u00e9 giustificata, ha spiegato Boucard all'auditorium gremito, \"ma non aspettatevi una sovraperformance\". In un confronto diretto con altre classi d'investimento come le azioni e le obbligazioni, gli immobili ottengono buoni risultati nel lungo periodo. Ma ci sono anche indicazioni chiare che mettono in prospettiva una fiducia troppo ingenua nella protezione dall'inflazione, ha detto Boucard: \"A cominciare dal fatto che non tutti i contratti di affitto nel settore operativo sono indicizzati 1:1 con l'inflazione. Ad esempio, chi investe in terreni agricoli e Timberland statunitensi nel lungo periodo beneficia di un effetto di diversificazione positivo. Gli investitori devono anche fare i conti con le mutate esigenze degli inquilini, con la transizione verso un'economia sostenibile (percorso di riduzione della CO2, ecc.) e con un mercato delle transazioni ancora molto competitivo. \"Non vediamo inflazione nei prezzi delle transazioni\", afferma Br\u00fcllmann. Nel migliore dei casi si nota una maggiore restrizione ai margini del mercato, ma nel complesso i rendimenti netti nelle localit\u00e0 centrali della Svizzera sono ancora estremamente bassi. Secondo Br\u00fcllmann, \u00e8 la prima volta da molto tempo che il settore deve adattarsi a un contesto inflazionistico. \u00c8 chiaro, tuttavia, che il settore immobiliare offre un potenziale interessante, sia in un contesto di tassi d'interesse molto bassi che di tassi d'interesse pi\u00f9 elevati. \"Vediamo il problema pi\u00f9 nella fase di transizione da tassi di interesse bassi a tassi di interesse pi\u00f9 alti\", afferma Br\u00fcllmann. A suo avviso, la crescita del reddito netto e l'andamento positivo degli affitti di mercato stanno assumendo un'importanza sempre maggiore. La continua preferenza degli investitori svizzeri nel settore delle case plurifamiliari dovrebbe essere messa in discussione, ha detto Szelyes, perch\u00e9 a quanto pare \"sottovaluta i rischi del mercato\". In tempi di inflazione, questa \"parte a reddito fisso\" potrebbe avere una performance negativa; i rischi di investimenti con rendimenti netti molto bassi aumenterebbero. Infatti, i costi di finanziamento sono attualmente in forte aumento; i tassi di sconto pi\u00f9 elevati prima o poi mettono sotto pressione le valutazioni, e i canoni di locazione non possono essere aumentati, o solo con un certo ritardo, nonostante l'inflazione, a causa della lentezza del tasso di interesse di riferimento in Svizzera.
