Questo \u00e8 7,8 milioni o 12,7% in pi\u00f9 rispetto allo stesso periodo dell'anno precedente (61,8 milioni). L'aumento \u00e8 dovuto principalmente all'aumento degli affitti (+1,7 milioni), ai maggiori profitti dalla vendita di progetti di sviluppo e condomini (+5,2 milioni) e all'aumento dei lavori propri capitalizzati (+1,3 milioni), afferma la societ\u00e0 immobiliare. Mentre le riduzioni d'affitto legate a Corona di 1,6 milioni sono state ancora sostenute nel primo trimestre del 2021, non ci sono state \"praticamente\" riduzioni d'affitto nel periodo di riferimento.<\/p>\n<p>L'utile netto, tuttavia, \u00e8 diminuito di 10,8 milioni o 12,2% a 78,0 milioni (anno precedente: 88,8 milioni). Ci\u00f2 \u00e8 dovuto a una minore rivalutazione del portafoglio di 11,9 milioni rispetto allo stesso periodo dell'anno precedente (33,2 milioni), secondo PSP. Il valore d'inventario netto (NAV) per azione era di 107,62 franchi alla fine del primo trimestre (fine 2021: 109,42 franchi). Il NAV prima della deduzione delle imposte differite ammonta a CHF 129.98 (fine 2021: CHF 131.84).<\/p>\n<p>Il valore di bilancio del portafoglio a fine marzo era di 9,2 miliardi (fine 2021: 9,1 miliardi). Il tasso di sfitto era di 3,5% (fine 2021: 3,8%), di cui 0,6 punti percentuali erano dovuti a ristrutturazioni in corso, secondo la societ\u00e0 immobiliare. Dei 54,8 milioni di contratti di locazione che scadono quest'anno, 80% erano gi\u00e0 stati rinnovati alla fine di marzo 2022.
