Kurt Kurt, nella sua presentazione alla 66esima conferenza immobiliare svizzera, ha dato una panoramica delle sedi degli uffici di Basilea, Berna, Ginevra, Losanna e Zurigo. \"I due mercati pi\u00f9 grandi, Ginevra e Zurigo, sono caratterizzati dai pi\u00f9 alti tassi di sfitto in Svizzera, ma anche da un alto dinamismo e liquidit\u00e0\", ha spiegato Bernhard.<\/p>\n<p>Tuttavia, se si guarda alle ambizioni di riduzione dei posti di lavoro vacanti, la citt\u00e0 sulla Limmat \u00e8 pi\u00f9 avanti della sua controparte di grande citt\u00e0 della Svizzera francese. Il tasso di sfitto a Zurigo \u00e8 sceso dell'otto per cento in due anni (terzo trimestre in ogni caso), mentre \u00e8 aumentato di oltre il 21 per cento a Ginevra nello stesso periodo, il che sta mettendo sotto pressione gli affitti degli uffici di prima qualit\u00e0, continua Bernhard.<\/p>\n<p>Per quanto riguarda le localit\u00e0 internazionali, tuttavia, ha notato che le cifre di posti vacanti in questo paese sono abbastanza rispettabili, poich\u00e9 il livello a Londra o Francoforte, per esempio, \u00e8 significativamente pi\u00f9 alto. Con riferimento alla pipeline di progetti a Zurigo e Ginevra, Bernhard ha previsto un ulteriore aumento dei tassi di sfitto per entrambe le citt\u00e0 nei prossimi anni.<\/p>\n<p><strong>\"Il prodotto giusto \u00e8 decisivo\"<\/strong><\/p>\n<p><strong>Robert Hauri<\/strong> dal <strong>SPG Intercity<\/strong> ha dato una visione della situazione attuale del mercato degli affitti di uffici. \"Ha sottolineato che \"le locazioni hanno successo soprattutto negli edifici nuovi o ben ristrutturati. I vecchi edifici, d'altra parte, sono molto difficili da commercializzare. Il modello tradizionalmente noto di affitto di edifici grezzi ha quasi fatto il suo tempo, ha detto Hauri. Inoltre, l'affitto non \u00e8 pi\u00f9 l'unico fattore decisivo nelle trattative. Oltre a \"location, location, location\", il prodotto giusto \u00e8 ora sempre pi\u00f9 \"decisivo per la partita\" per l'azienda che lo richiede.<\/p>\n<p>Hauri si aspetta anche tassi di sfitto pi\u00f9 alti in futuro rispetto a quelli attuali. I nuovi insediamenti dalla Svizzera o dall'estero non giocano quasi nessun ruolo. C'\u00e8 qualche speranza per la nuova sede di Google su Europaallee a Zurigo, che potrebbe eventualmente attirare la domanda dell'industria tecnologica. Il segmento pi\u00f9 forte in termini di spazio richiesto \u00e8 attualmente intorno ai 350 metri quadrati. Nell'area delle grandi locazioni oltre il limite di 500 o anche 1.000 metri quadrati, invece, le richieste sono attualmente piuttosto scarse, ha ammesso Hauri alla riunione immobiliare.<\/p>\n<p><strong>\"Dirompenti in molte aree\"<\/strong><\/p>\n<p><strong>Guerra di Roger<\/strong> da <strong>Partner RESO<\/strong> ha poi osservato che l'attrattiva degli investimenti in Svizzera per quanto riguarda gli immobili per uffici ha avuto un'evoluzione leggermente negativa dal 2007. Allo stesso tempo, ha sottolineato: \"Dobbiamo accettare un tasso di sfitto di circa il cinque per cento. In generale, il tema della responsabilit\u00e0 del proprietario sta guadagnando importanza. Oggi non basta semplicemente firmare un contratto d'affitto e chiedere all'inquilino dopo tre o cinque anni se vuole rinnovare. Piuttosto, \u00e8 necessario parlare con gli utenti dell'ufficio molto pi\u00f9 spesso e ascoltare i loro bisogni e desideri, dice Krieg.<\/p>\n<p>In questo contesto, ha anche fatto l'affermazione al discorso immobiliare: \"In 20 anni, un terzo di tutto lo spazio sar\u00e0 affittato senza termini fissi\". La prossima generazione vuole condividere molte cose (parole chiave: \"sharing economy\", \"spazi di coworking\") e non pi\u00f9 possederle o affittarle a lungo termine. Questa perturbazione in arrivo nell'industria \u00e8 gi\u00e0 evidente, per esempio, nel mercato degli alloggi e degli hotel, cos\u00ec come nei settori della vendita al dettaglio e della gastronomia con l'aumento dei concetti pop-up.
