Al 31 dicembre 2021 aveva un valore di mercato di 479,1 milioni di CHF, con un aumento di 46% rispetto all'anno precedente (327,4 milioni). Le nuove propriet\u00e0 acquisite si trovano in posizioni centrali a Basilea, Losanna, San Gallo e Winterthur.<\/p>\n<p>Il reddito locativo target degli immobili da investimento \u00e8 aumentato di 37% da 11,8 milioni a 16,2 milioni al 31 dicembre 2021, e il rapporto residenziale del portafoglio immobiliare \u00e8 aumentato a 54% (anno precedente: 47%). Il reddito da locazione \u00e8 aumentato di 126% a 13,5 milioni nell'anno di riferimento 2021 rispetto allo stesso periodo dell'anno precedente (anno precedente: 6,0 milioni). Il motivo principale della crescita \u00e8 stato il reddito locativo aggiuntivo dalle acquisizioni fatte nel 2020. Le 13 propriet\u00e0 acquisite nel corso del 2021 hanno contribuito con un totale di 2,7 milioni al reddito locativo dalla loro acquisizione.<\/p>\n<p>Il reddito netto del fondo \u00e8 quasi raddoppiato rispetto all'anno precedente e ha raggiunto 9,7 milioni (anno precedente: 4,9 milioni). Il margine di profitto operativo \u00e8 aumentato dal 56,0% al 70,3%. Il tasso di inadempienza degli affitti, esclusi i progetti, \u00e8 sceso da 11,0% a 6,7%. La valutazione del portafoglio ha portato a una plusvalenza non realizzata di 7,8 milioni (anno precedente: 4,1 milioni) che, secondo il Fondo, \u00e8 dovuta principalmente a plusvalenze di rivalutazione su vari immobili acquisiti, a una nuova riduzione dei tassi di sconto e a investimenti in immobili in portafoglio. Il reddito totale per l'anno di riferimento 2021 \u00e8 stato di 15,5 milioni, rispetto ai 7,7 milioni dell'anno precedente.<\/p>\n<p>Nell'esercizio in corso, il Fondo immobiliare Swiss Central City ha gi\u00e0 acquistato tre immobili residenziali a San Gallo e un immobile residenziale a Basilea per un valore di mercato complessivo di 21 milioni. Secondo la direzione del fondo, il fondo continua ad essere convinto dell'elevata attrattiva del mercato immobiliare svizzero, soprattutto nelle localit\u00e0 centrali, e mira ad ampliare il suo
