L'utile consolidato ha raggiunto i 27,4 milioni di CHF (+2,4%), ed escludendo l'effetto della rivalutazione degli immobili, l'utile \u00e8 stato di 17,4 milioni, che corrisponde ad un aumento di 5,6% rispetto all'anno precedente. A causa degli investimenti nel portafoglio e come risultato delle rivalutazioni, il valore di mercato del portafoglio immobiliare \u00e8 aumentato diTP2T 4,31 o 35,8 milioni aTP2T 874,4 milioni (anno precedente:TP2T 838,6 milioni).<\/p>\n<p>L'obiettivo di reddito da locazione \u00e8 aumentato leggermente di 0,4% a 36,9 milioni nell'anno di riferimento (anno precedente: 36,7 milioni). L'aumento \u00e8 stato registrato nonostante le riduzioni d'affitto di 0,25 milioni dovute a Corona e le riduzioni d'affitto isolate nel contesto della locazione di spazi commerciali e uffici, riferisce Warteck Invest. Il tasso di posti vacanti \u00e8 sceso da 3,0% a 2,4%. Il reddito da affitti \u00e8 migliorato di 0,7% a 30,8 milioni (anno precedente: 30,6 milioni). Con 39,0 milioni, l'EBIT \u00e8 stato di 2% superiore a quello dell'anno precedente di 38,2 milioni.<\/p>\n<p>Il risultato consolidato corrisponde a un utile per azione di CHF 110.80, o di CHF 70.45 esclusi gli effetti della rivalutazione. Warteck Invest mette il ritorno sul capitale proprio a 6,7%.<\/p>\n<h2>Conduttura ben riempita<\/h2>\n<p>Secondo la societ\u00e0 immobiliare, i progetti stanno procedendo secondo i piani. L'involucro dell'edificio residenziale e commerciale Syd a Basilea sar\u00e0 completato a breve, dopodich\u00e9 inizieranno i lavori interni dell'edificio di dodici piani. Il completamento \u00e8 previsto per gennaio 2023. Dopo aver dedotto l'interesse di leasing dell'edificio, Warteck Invest si aspetta 2,1 milioni di reddito locativo annuale dalla propriet\u00e0.<\/p>\n<p>Nel caso dello sviluppo residenziale Binningerstrasse\/Weiherweg ad Allschwil (BL), la sostituzione totale con la ridensificazione simultanea del sito in due fasi si \u00e8 rivelata la soluzione pi\u00f9 sostenibile, ha aggiunto la societ\u00e0 immobiliare. Una procedura di piano di vicinato corrispondente \u00e8 stata avviata nel 2021.<\/p>\n<p>I piani di quartiere a Hagnau in Muttenz (BL) diventeranno legalmente vincolanti alla fine del 2021. Warteck Invest \u00e8 il proprietario di un terreno edificabile di 1.300 mq nel perimetro di Hagnau-West. Un edificio residenziale e commerciale con una superficie lorda di circa 12.500 mq potrebbe essere costruito l\u00ec. La societ\u00e0 immobiliare vuole sviluppare un permesso di costruzione per questo progetto entro il 2024.<\/p>\n<p>Warteck Invest sta anche pianificando la ristrutturazione totale di propriet\u00e0 a Basilea e Suhr (AG) con un totale di 130 appartamenti. Secondo la societ\u00e0 immobiliare, gli investimenti ammontano a 4,6 milioni a Basilea e 13,1 milioni a Suhr. Per i prossimi cinque-sette anni, l'azienda ha una pipeline composta da una serie di ulteriori progetti di aumento, ristrutturazione e sviluppo del sito con un volume totale di oltre 270 milioni di euro.<\/p>\n<h2>Cambiamenti nel consiglio di amministrazione<\/h2>\n<p>Warteck Invest annuncia inoltre che ci saranno dei cambiamenti nel consiglio di amministrazione: Il dottor Ulrich Vischer non si candider\u00e0 per la rielezione alla prossima assemblea generale del 18 maggio 2022 perch\u00e9 ha raggiunto il limite di et\u00e0. Allo stesso tempo, il consiglio di amministrazione sar\u00e0 rafforzato di un membro in vista della crescita futura e della pipeline di progetti. Il Consiglio d'amministrazione propone quindi l'elezione di Tanja Temel e del Dr. Roland M\u00fcller al Consiglio d'amministrazione. Temel \u00e8 un architetto ETH SIA e proprietario dello studio di architettura ATT AG a Lucerna. M\u00fcller \u00e8 avvocato e notaio e partner dello studio legale Vischer di Basilea.
