L'edificio, costruito nel 1967, sar\u00e0 completamente rinnovato tra il 2024 e il 2027. Per ragioni strategiche, un piccolo sviluppo residenziale a Othmarsingen \u00e8 stato venduto.<\/p>\n<p>Il valore di mercato degli immobili \u00e8 aumentato a 3,05 miliardi (anno precedente: 2,81 miliardi) a causa di nuovi progetti di costruzione e rivalutazioni del portafoglio, riferisce Credit Suisse Funds AG. Il tasso di sconto medio \u00e8 sceso da 3,0% a 2,9%.<\/p>\n<p>Le inadempienze negli affitti sono diminuite da 5,7% a 4,4% e le rinunce agli affitti concesse in seguito alla pandemia di Covid 19 ammontano rispettivamente a 3,7 milioni e 3,2% di entrate da affitti target.<\/p>\n<p>Inoltre, CS REF Green Property riporta una performance di 6,8% per l'esercizio 2021 (anno precedente: 12,93%). Il premio \u00e8 aumentato da 43,7% a 48,1%. La distribuzione per unit\u00e0 rimane costante a CHF 3.40. Il rapporto di leva finanziaria era 19,0%.<\/p>\n<h2>CS REF Hospitality con prestazioni di 12.5%<\/h2>\n<p>Il Credit Suisse Real Estate Fund Hospitality (CS REF Hospitality) ha ottenuto un notevole successo nell'ultimo anno, in cui il settore alberghiero cittadino ha affrontato grandi sfide a causa della pandemia: Il fondo ha trovato un nuovo utente per l'ex Swiss\u00f4tel di Zurigo-Oerlikon. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2021-12-22\/zuerich-neue-plaene-fuer-das-swissotel-hochhaus\/\">La societ\u00e0 operativa KNSA Hospitality, con la quale \u00e8 stato firmato un contratto di locazione a lungo termine, vi aprir\u00e0 il primo hotel \"Mama Shelter\" della Svizzera.<\/a> La licenza edilizia per la ristrutturazione e la conversione della torre dell'hotel \u00e8 stata concessa. Nel corso dei lavori di ristrutturazione dell'immobile storico di 50 anni fa, le camere d'albergo saranno ridotte a favore di 132 nuovi appartamenti e miniloft di 1,5 e 2,5 stanze. La ristrutturazione dovrebbe durare due anni.<\/p>\n<p>La performance del fondo nello scorso esercizio ha raggiuntoTP2T 12,51 (anno precedente:TP2T -19,431). Lo sconto di -4,9% dell'anno precedente si \u00e8 trasformato in un leggero premio di 2,6% nel corso dell'anno. Il valore equo delle propriet\u00e0 \u00e8 diminuito a causa del <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/regionen\/2021-08-11\/basel-neuer-eigentuemer-fuer-das-swissotel\/\">Vendita dello Swiss\u00f4tel Le Plaza a Basilea<\/a> a CHF 775,5 milioni (anno precedente: CHF 819,3 milioni). Il tasso di sconto medio \u00e8 diminuito da 3,3 % a 3,2 %.<\/p>\n<p>Il tasso di mancato affitto \u00e8 sceso da 3,8% a 1,3%. In relazione alla pandemia, sono state concesse rinunce agli affitti per un importo di 0,1 milioni o 0,3% del reddito locativo obiettivo. La distribuzione per unit\u00e0 rimane costante a CHF 2.50. Il rapporto di finanziamento del debito era 14,3 %.<\/p>\n<h2>CS REF Livingplus ottimizza il portafoglio<\/h2>\n<p>Il Credit Suisse Real Estate Fund Livingplus (CS REF Livingplus) ha completato diverse transazioni di portafoglio nell'esercizio 2021. A Bad Zurzach e a Lugano, il fondo ha acquisito una licenza edilizia per ogni nuovo progetto di costruzione. In cambio, quattro immobili a Bad Zurzach, Cham, Grenchen e Lugano che non erano pi\u00f9 in linea con la strategia sono stati venduti \"a condizioni interessanti\", secondo il Credit Suisse Funds AG.<\/p>\n<p>La performance del fondo nell'esercizio 2021 \u00e8 stata di 8,2% (anno precedente: 16,95%). Gli abbattimenti degli affitti legati alla pandemia di Corona sono stati 1,0 milioni o 0,7% del reddito locativo obiettivo. La distribuzione per unit\u00e0 rimane costante a CHF 3.60.
