Il 65% degli intervistati ha segnalato un calo della domanda di spazi in questo segmento nel 2016. Anche per gli immobili situati nei principali centri urbani, pi\u00f9 della met\u00e0 degli intervistati prevede un calo dei prezzi nel 2017.<\/p>\n<p>Nel segmento residenziale, i risultati dell'indagine mostrano prezzi costanti per le case unifamiliari e i condomini. Tuttavia, secondo l'HEV, vi sono sviluppi diversi nelle varie regioni. La maggior parte degli intervistati ha osservato prezzi costanti, ma anche prezzi in calo o in aumento. Gli esperti prevedono che questa tendenza continuer\u00e0 anche nel prossimo anno.<\/p>\n<p>La domanda di condomini sembra essere ininterrotta. Il 70% dei partecipanti al sondaggio ha osservato prezzi in aumento o addirittura in forte aumento quest'anno. Oltre la met\u00e0 degli esperti prevede un aumento dei prezzi dei condomini anche nel 2017. A fronte dei prezzi elevati pagati per gli immobili da investimento, i rendimenti sono in calo da anni. \"Sebbene gli affitti continuino a crescere leggermente, i prezzi elevati vengono pagati principalmente a causa della crisi degli investimenti e quindi compensano eccessivamente i rendimenti attesi. Ci\u00f2 riduce i rendimenti iniziali delle transazioni immobiliari\", afferma l'HEV.<\/p>\n<p>Oltre 230 esperti del settore immobiliare hanno partecipato al sondaggio condotto dall'Associazione dei proprietari di case. Il sondaggio viene condotto dal 1980. Quest'anno la base di dati nella Svizzera francese \u00e8 stata notevolmente migliorata grazie alla collaborazione con la F\u00e9d\u00e9ration Romande Immobili\u00e8re (FRI), secondo HEV. L'indagine \u00e8 stata integrata a livello regionale da uno studio condotto da Fahrl\u00e4nder Partner, al quale hanno partecipato oltre 700 persone.
