Le banche sono ora obbligate a detenere fondi propri supplementari a partire dal 30 settembre di quest'anno. Questi fondi propri comprendono il 2,5% delle posizioni ponderate per il rischio che sono direttamente o indirettamente garantite da un immobile residenziale in Svizzera. Ci\u00f2 significa che il CIP \u00e8 superiore di 0,5 punti percentuali rispetto a prima della sua disattivazione nel marzo 2020.<\/p>\n<p>Il CACP \u00e8 stato disattivato all'inizio della crisi di Corona per dare alle banche pi\u00f9 margine di manovra nel concedere prestiti alle imprese. Da allora, tuttavia, le vulnerabilit\u00e0 nei mercati dei mutui e degli immobili residenziali sono aumentate, secondo il Consiglio federale. Sia il volume dei prestiti ipotecari che i prezzi degli immobili residenziali sono aumentati pi\u00f9 fortemente di quanto possano spiegare fattori fondamentali come gli affitti o il reddito. Il pericolo di una brusca correzione sui mercati, innescata per esempio da un aumento inaspettato dei tassi d'interesse, era aumentato. Una tale correzione avrebbe gravi conseguenze per i mutuatari e il settore bancario o l'economia svizzera, secondo il Consiglio federale. Inoltre, la situazione economica era migliorata rispetto all'inizio della pandemia, e non c'erano segni di stretta creditizia per le aziende.<\/p>\n<p>La riattivazione della CACP porta a un aumento temporaneo dei requisiti di capitale per i prestiti ipotecari su immobili residenziali in Svizzera, afferma la BNS. Questo servir\u00e0 soprattutto a mantenere o, se necessario, a rafforzare la resilienza del settore bancario.
