In secondo luogo, il fondo ha acquistato e venduto immobili, il che ha portato a un aumento netto dei valori di mercato di 139,4 milioni di CHF. In terzo luogo, gli investimenti in progetti di costruzione hanno portato a un aumento dei valori di mercato di circa 53,8 milioni.<\/p>\n<p>Il tasso di mancato affitto \u00e8 sceso dall'8,4% al 7,8% in un anno. Secondo il Credit Suisse, le riduzioni degli affitti a causa della pandemia di Covid ammontano a 1,4% del reddito locativo obiettivo, rispetto a 1,7% dell'anno precedente. Il rendimento degli investimenti nell'esercizio 2020\/21 \u00e8 stato di 5,1% (anno precedente: 5,2%) e il premio \u00e8 passato da 2,2% a 16,4%. Di conseguenza, il fondo ha mostrato una performance di 19,4% nel trading sul mercato secondario (anno precedente: -1,0%).<\/p>\n<p>L'IPO del fondo, che era prevista per il prossimo anno, sar\u00e0 in qualche modo ritardata. Secondo il Credit Suisse, ci\u00f2 \u00e8 dovuto a \"ampi chiarimenti con le autorit\u00e0 fiscali cantonali\". A condizione che tutte le approvazioni necessarie siano concesse, il CS 1a Immo PK dovrebbe essere quotato nel quarto trimestre del 2022 e non nel secondo trimestre come inizialmente previsto.<\/p>\n<h2>CS REF Interswiss rende 4.0%<\/h2>\n<p>Nell'esercizio 2020\/21 il Credit Suisse Real Estate Fund Interswiss ha registrato un calo del rendimento degli investimenti a 4,0% (anno precedente: 8,6%). Il valore di mercato degli immobili \u00e8 sceso leggermente da 2,42m a 2,38m, e il tasso di inadempienza degli affitti \u00e8 arrivato a 9,8% (anno precedente: 9,9%). Le riduzioni d'affitto dovute alla pandemia di Corona ammontano a 1,9% del reddito d'affitto obiettivo (anno precedente: 2,0%). La performance \u00e8 stata di T\u20ac 8,41 dopo T\u20ac 3,91 dell'anno precedente. Il premio \u00e8 aumentato da T\u20ac0,71 a T\u20ac4,61.<\/p>\n<p>Con il nuovo denaro proveniente dall'aumento di capitale in settembre, il fondo ha acquisito due propriet\u00e0 completamente affittate ad Aigle ed Etoy e due ulteriori propriet\u00e0 a Berna e Ginevra. Inoltre, sono stati completati un nuovo edificio sostitutivo a Losanna e la conversione di un immobile residenziale a Berna.<\/p>\n<h2>CS REF Logisticsplus espande il portafoglio<\/h2>\n<p>Il Credit Suisse Real Estate Fund Logisticsplus ha aumentato il valore di mercato del suo portafoglio da 643,9 milioni di franchi a 813,4 milioni di franchi, soprattutto grazie ad acquisizioni e alla realizzazione di due progetti di costruzione: Il fondo ha acquisito propriet\u00e0 a Pf\u00e4ffikon, Hunzenschwil, Villars-sur-Gl\u00e2ne e Pratteln e ha completato due progetti di costruzione a Zell (LU) e B\u00fclach - che sono completamente affittati, secondo il Credit Suisse. Il completamento del Parking Kunstmuseum a Basilea \u00e8 previsto per met\u00e0 dicembre 2021, e il fondo sta preparando un altro progetto di costruzione di un immobile logistico a B\u00fclach.<\/p>\n<p>Il rendimento degli investimenti del fondo ha raggiunto il 5,2% (anno precedente: 4,2%), la performance \u00e8 diminuita dal 24,2% al 10,0%. Il premio \u00e8 sceso da 39,1% a 36,2%. Il fondo non ha quasi dovuto concedere riduzioni d'affitto a causa della pandemia: Ammontano allo 0,% del reddito locativo obiettivo (anno precedente: 0,0%).<\/p>\n<h2>CS REF Siat beneficia di un'alta quota residenziale<\/h2>\n<p>Il valore di mercato degli immobili del Credit Suisse Real Estate Fund Siat ha raggiunto 3,67 milioni nell'esercizio ormai concluso, rispetto ai 3,48 milioni dell'anno precedente. L'apprezzamento \u00e8 dovuto in particolare all'alta quota residenziale del fondo e all'aumento della domanda di immobili residenziali, riferisce Credit Suisse. Il fondo ha venduto due propriet\u00e0 pi\u00f9 piccole a Lucens e ha acquistato un progetto residenziale a Prangins. Inoltre, altri progetti di costruzione sono in corso a D\u00fcbendorf e Spreitenbach.<\/p>\n<p>Il rendimento degli investimenti di CS REF Siat \u00e8 stato di 6,4% (anno precedente: 6,0%). Il tasso di mancato affitto \u00e8 sceso dal 5,4% al 4,1%. Gli abbattimenti degli affitti dovuti alla pandemia di Corona ammontano a 0,8% dell'obiettivo degli affitti, rispetto a 0,5% dell'anno precedente.
