Il valore di mercato delle propriet\u00e0 \u00e8 aumentato da 1,03 miliardi a 1,14 miliardi, e il reddito da locazione \u00e8 aumentato da 41,4 milioni a 42,7 milioni - di cui il 73,9% proveniva dall'uso residenziale. Il tasso di inadempienza degli affitti \u00e8 stato leggermente superiore al livello dell'anno precedente con 4,12% dell'obiettivo di reddito netto da locazione (anno precedente: 4,09%).<\/p>\n<p>Nell'esercizio passato, Swissinvest ha acquistato un immobile per uffici con un valore di mercato di 57,7 milioni di franchi \"in una posizione privilegiata nella citt\u00e0 di Zurigo\", secondo Pensimo. Nell'ambito di un adeguamento del portafoglio sono stati venduti quattro immobili pi\u00f9 piccoli con un valore di mercato complessivo di 16,1 milioni di CHF, con una plusvalenza di 8,1 milioni di CHF. Un totale di 15 milioni \u00e8 stato investito in propriet\u00e0 esistenti.<\/p>\n<p>In relazione alla pandemia di Corona, nove richieste di rinunce o rinvii di affitto sono state ricevute nel periodo dal 1\u00b0 luglio 2020 al 30 giugno 2021, secondo Pensimo. In totale, sono state concesse rinunce all'affitto legate alla pandemia per un importo di 63.725 franchi, che corrisponde allo 0,14% del reddito locativo obiettivo. L'affitto per un importo di 50.339 franchi \u00e8 stato differito. L'ulteriore sviluppo della pandemia e la sua influenza sul reddito da locazione \u00e8 difficile da valutare, scrive la direzione del fondo in un comunicato. Tuttavia, sulla base delle esperienze precedenti, della struttura delle entrate del fondo che si concentra sull'alloggio e delle misure di sostegno ampliate di diversi cantoni e della Confederazione,
