Molti investitori immobiliari stanno attualmente cercando di trovare \"una via d'uscita dalla compressione dei rendimenti\", soprattutto perch\u00e9 la prospettiva di continui tassi d'interesse bassi o negativi in un ambiente di tassi di sfitto in aumento per le propriet\u00e0 commerciali sta aumentando l'interesse per le alternative di investimento.<\/p>\n<p><iframe loading=\"lazy\" title=\"Recensione 83\u00b0 Colloquio immobiliare svizzero\" width=\"768\" height=\"432\" src=\"https:\/\/www.youtube.com\/embed\/sqRE2OIV4pA?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture\" allowfullscreen><\/iframe><\/p>\n<p><strong>Immobili per la logistica e le scienze della vita<\/strong><\/p>\n<p>Per esempio, gli investimenti in immobili logistici, una classe di attivit\u00e0 istituzionale gi\u00e0 affermata. \"La logistica rimane interessante non a causa dei bassi tassi di cap per le propriet\u00e0 logistiche di base, ma a causa della potenziale crescita degli affitti e della forte domanda\", ha spiegato <strong>Sven Schaltegger<\/strong>, MRICS, Responsabile Multi-Manager Real Estate presso <strong>Credit Suisse Asset Management<\/strong>. L'e-commerce come catalizzatore assicura una domanda costante di immobili logistici da una base di inquilini ampia e anche globale; ulteriori vantaggi sono di solito l'indicizzazione completa o gli aumenti annuali fissi dell'affitto - questo con investimenti relativamente bassi e continui (CapEx) da parte dei proprietari.  Secondo Schaltegger, i costi di affitto hanno rappresentato finora solo circa il 5-10 per cento dei costi totali di un tipico affittuario di logistica rispetto al personale (25-30%) e al trasporto (45-55%). Come caso di studio, l'esperto di CS ha citato una joint venture di Credit Suisse Asset Management in Spagna per acquisire un portafoglio esistente di propriet\u00e0 logistiche dell'\"ultimo miglio\" e a Madrid e Barcellona con un valore di costruzione di circa 78 milioni di euro, con cui si punta a un rendimento interessante. Due progetti di costruzione dovrebbero essere completati nella seconda met\u00e0 del 2021.<\/p>\n<p>Il Credit Suisse Asset Management si aspetta anche un rendimento interessante per un investimento nelle scienze della vita nei pi\u00f9 importanti poli delle scienze della vita negli Stati Uniti e nel Regno Unito.  Il settore delle scienze della vita \u00e8 attualmente uno dei settori economici in pi\u00f9 rapida crescita del mondo, e la domanda di immobili \u00e8 quindi elevata. Secondo Schaltegger, l'attrattiva del portafoglio immobiliare multimanager \u00e8 caratterizzata, tra l'altro, dal fatto che gli immobili hanno un potenziale di apprezzamento grazie agli affitti inferiori a quelli di mercato; il fondo ha un ulteriore potenziale di rendimento grazie alla pipeline di sviluppo esistente.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Il ritorno deve essere appropriato<\/strong><\/p>\n<p>\"Gli investimenti di nicchia possono essere molto attraenti\", ha spiegato <strong>Robert Varley<\/strong>Direttore del fondo Pan European Property a <strong>Schroder Investment Management (Svizzera) AG<\/strong>. Inoltre, le nicchie sono state a lungo parte di un portafoglio bilanciato - se non altro per ragioni di diversificazione. Nel complesso, gli investimenti di nicchia in Europa hanno rappresentato solo l'8,5% del volume delle transazioni in termini assoluti, con il settore R&amp;S (ricerca e sviluppo) in particolare che ha registrato una forte crescita negli ultimi anni. Per l'esperto di Schroders, tuttavia, \"compressione dei rendimenti\" non \u00e8 sinonimo di \"pressione di nicchia\". Varley ha confrontato un progetto immobiliare alberghiero a Barcellona con un investimento nel settore delle scienze della vita a Stein.  Nel progetto di capex a Barcellona, il rendimento dopo il riposizionamento dell'hotel \u00e8 stato &gt; 5 per cento su un contratto di locazione di 25 anni (75% indicizzato) con una grande catena alberghiera. Per il centro R&amp;F all'avanguardia di Stein, un contratto di locazione di 30 anni (triplo netto, 100% indicizzato) ha prodotto un rendimento netto di &lt;4%.<\/p>\n<p>D'altra parte, le nicchie di solito hanno anche bisogno di conoscenze specializzate e ulteriori competenze AM\/IM, ha sottolineato Varley: \"Le nicchie a volte portano altri rischi, ed \u00e8 per questo che il rendimento ottenuto deve essere commisurato alla strategia\".<\/p>\n<p>&nbsp;<\/p>\n<p><strong>Alloggi per anziani e per studenti<\/strong><strong>\u00a0<\/strong><\/p>\n<p>Le opportunit\u00e0 di investimento alternative con un alto potenziale futuro sono viste <strong>Nils Linsi<\/strong>, gestore di portafoglio presso <strong>Gestori patrimoniali di Swiss Life<\/strong> In vista dello sviluppo demografico e del megatrend della salute nel segmento degli immobili per anziani. Lo spettro \u00e8 molto ampio: si va dal vivere a casa propria al vivere con servizi adatti agli anziani, alle forme di vita intermedie (residenze, vita assistita) e al vivere in una casa di riposo fino alla vita di cura (istituti para-medici e medici), dove l'intensit\u00e0 dei costi aumenta anche a seconda dell'intensit\u00e0 delle cure.  Qui si raccomanda la collaborazione con specialisti, ha detto l'esperto di Swiss Life: \"Le case di riposo sono adatte come diversificazione in un portafoglio immobiliare con il partner giusto\". Come esempio dalla pratica, ha menzionato la \"Oase R\u00fcmlang - Wohnen im Alter\" (Oasi R\u00fcmlang - Vivere nella vecchiaia), una residenza per anziani che comprende una casa con 33 posti di cura cos\u00ec come un ristorante, fitness e quattro case con un totale di 41 appartamenti moderni assistiti, posti auto e aree accessorie. \"Il giusto mix \u00e8 cruciale in localit\u00e0 come R\u00fcmlang o Oberg\u00f6sgen\", ha detto Linsi.
