Gli investimenti sono concentrati nelle grandi citt\u00e0 e in alcune regioni di agglomerazione.<\/p>\n<p><strong>Aumento di capitale dal 21 al 29 ottobre 2021<br \/>\n<\/strong>UBS Direct Residential effettua continuamente acquisizioni e lancia progetti di costruzione. I fondi del previsto aumento di capitale di 97 milioni di franchi saranno utilizzati per acquisizioni e progetti di costruzione in buone posizioni nelle regioni di Basilea, Baden e Losanna. di sostenibilit\u00e0 di Immobili Svizzera. Non solo gli aspetti economici, ma anche quelli sociali ed ecologici sono inclusi nel processo decisionale. Ad esempio, tutti i nuovi edifici UBS Residential sono progettati e costruiti secondo standard di sostenibilit\u00e0 riconosciuti e certificati di conseguenza. Attraverso indagini regolari sugli inquilini, il fondo \u00e8 in stretto contatto con gli inquilini e pu\u00f2 quindi rispondere alle nuove esigenze al fine di garantire affitti a lungo termine.<\/p>\n<p><strong>Struttura di investimento diretto<br \/>\n<\/strong>La struttura di investimento diretto significa che tutte le propriet\u00e0 sono detenute direttamente dal fondo e non attraverso una societ\u00e0 immobiliare. La distribuzione \u00e8 esente da imposte e dall'imposta alla fonte per i privati con domicilio fiscale in Svizzera, offrendo cos\u00ec un'ulteriore attrattiva.<\/p>\n<p><strong>Bilancio annuale di successo 2020\/2021<br \/>\n<\/strong>Nello scorso esercizio UBS Direct Residential ha proseguito il suo percorso di crescita e ha rafforzato la sua capacit\u00e0 di guadagno: grazie a progetti di ristrutturazione e nuova costruzione di successo e ad acquisizioni in localit\u00e0 urbane, il valore del portafoglio immobiliare \u00e8 aumentato di 70 milioni di CHF a 803 milioni di CHF. Con 34,5 milioni di franchi, i ricavi da locazione hanno superato di 1,7 milioni di franchi quelli dell'anno precedente, il che \u00e8 dovuto anche a una significativa riduzione del tasso di mora degli affitti di oltre 20%**.
