Dopo un calo moderato dello 0,4% a luglio, ad agosto si osserva un calo dell'1,5%. Nella media nazionale, il metro quadrato di superficie netta abitabile per i condomini viene ora offerto a 7.021 franchi.<\/p>\n<p>\"Gli ultimi dati relativi al segmento dei condomini indicano un indebolimento della tendenza precedente. Tuttavia, per il momento non ci si pu\u00f2 aspettare un'inversione di tendenza\", afferma Martin Waeber, direttore di ImmoScout24. Si aspetta che i prezzi della domanda e dell'offerta tornino a salire, poich\u00e9 molte persone hanno un forte desiderio di vivere nelle aree urbane e le case sono generalmente pi\u00f9 costose dei condomini.<\/p>\n<p>Per quanto riguarda le case unifamiliari, lo \"Swiss Real Estate Offer Index\" mostra un aumento del 2% in agosto. Questo dato ha ampiamente compensato il calo registrato nel precedente mese di luglio, determinando un aumento dell'1,7% dei prezzi richiesti in tutta la Svizzera su base annua. Il prezzo medio al metro quadro di superficie netta abitabile per questa categoria di immobili \u00e8 attualmente di 6.059 franchi svizzeri.<\/p>\n<p>Dopo diversi mesi di lieve calo dei canoni di locazione, ad agosto si osserva per la prima volta un leggero aumento. I prezzi degli immobili in affitto pubblicati su ImmoScout24 sono aumentati dello 0,7% in tutta la Svizzera. Secondo gli osservatori del mercato, in questo caso sono stati decisivi gli sviluppi positivi della Svizzera centrale e del Ticino in particolare, rispettivamente con l'1,2 e lo 0,9 per cento. Le grandi regioni di Zurigo, della Svizzera orientale e del Lago di Ginevra, invece, hanno registrato una quasi stagnazione degli affitti rispetto al mese precedente.
