La ragione principale della crescita \u00e8 stata l'acquisizione di propriet\u00e0 nell'anno precedente, riferisce Helvetica Property Investors.<\/p>\n<p>Il valore di mercato del portafoglio esistente al 30 giugno 2021 era di 745,3 milioni, con un aumento di 1,4 milioni. Il tasso di occupazione alla data di riferimento era di 94,8% (fine 2020: 94,6%. Il reddito netto del fondo \u00e8 aumentato di 14% a 14,4 milioni rispetto all'anno precedente. Il reddito totale di 12,7 milioni \u00e8 inferiore al valore dell'anno precedente di 13,3 milioni. Questo corrisponde a 1,3% del reddito locativo target annualizzato del fondo.<\/p>\n<p>Il patrimonio totale del fondo ammonta a 763,4 milioni (anno precedente: 703,4 milioni), il patrimonio netto del fondo \u00e8 di 490,7 milioni.<\/p>\n<h2>Fondo HSL: forte crescita del portafoglio<\/h2>\n<p>L'Helvetica Swiss Living Fund (HSL Fund) segnala una crescita significativa per il primo semestre 2021: il portafoglio immobiliare \u00e8 stato ampliato di circa 70% per un valore di mercato di 345,8 milioni di franchi grazie alle acquisizioni.<\/p>\n<p>L'espansione del portafoglio ha portato anche a un aumento del reddito da locazione: secondo la gestione del fondo, \u00e8 aumentato diTP2T 1531 aTP2T 4,7 milioni nel periodo di riferimento rispetto al primo semestre del 2020. L'obiettivo annuale di reddito locativo \u00e8 ora di 14,1 milioni, rispetto ai 4,5 milioni dell'anno precedente, con un tasso di occupazione del 92,1%.<\/p>\n<p>L'utile netto \u00e8 aumentato di 47% a 3,5 milioni (anno precedente: 2,4 milioni) nel periodo di riferimento. La valutazione del portafoglio immobiliare ha comportato una plusvalenza non realizzata di 2,7 milioni (anno precedente: 2,3 milioni). La gestione del fondo pone l'utile totale del primo semestre 2021 a 5,7 milioni (anno precedente: 4,1 milioni). Il patrimonio totale dei fondi al 30 giugno 2021 ammontava a 352,1 milioni, mentre il patrimonio netto dei fondi ammontava a 186,2 milioni.<\/p>\n<p>La direzione del fondo annuncia l'ulteriore espansione del portafoglio immobiliare residenziale, per il quale si prevede di raggiungere a medio termine una dimensione del portafoglio di 800 milioni. Un aumento di capitale sar\u00e0 effettuato nel quarto trimestre e il fondo HSL mira ad essere quotato alla SIX Swiss Exchange entro la fine del 2022.<\/p>\n<h2>Fondo HSO: previste ulteriori acquisizioni<\/h2>\n<p>L'Helvetica Swiss Opportunity Fund (HSO Fund) ha ampliato notevolmente il suo portafoglio immobiliare nel primo semestre del 2021. L'acquisizione di cinque immobili a Pratteln (BL) ha aumentato notevolmente il portafoglio immobiliare dell'Helvetica Swiss Opportunity Fund (HSO Fund) - per un valore di 194,2 milioni di franchi (31.12.2020: 110,3 milioni; 30.06.2020: 51,1 milioni).<\/p>\n<p>Alla data del bilancio del 30 giugno 2021, l'obiettivo annuale di reddito da locazione era di 11,4 milioni (anno precedente: 3,6 milioni) con un tasso di occupazione di 95,9% (31.12.2020: 99,0%; 30.06.2020: 98,2%), secondo le informazioni fornite dalla direzione del fondo. La durata residua del leasing (WAULT) era di 7,7 anni (31.12.2020: 8,3 anni; 30.06.2020: 6,9 anni). Il reddito da interessi per affitti e leasing di edifici \u00e8 salito da 1,6 a 3,3 milioni nel periodo di riferimento.<\/p>\n<p>L'utile netto del fondo HSO \u00e8 passato da 0,7 milioni nel primo semestre 2020 a 3,1 milioni. La valutazione del portafoglio immobiliare ha portato a una plusvalenza non realizzata di 8,0 milioni (anno precedente: 1,8 milioni). L'utile totale del primo semestre del 2021 \u00e8 stimato a 9,7 milioni, rispetto a 1,9 milioni del primo semestre del 2020.<\/p>\n<p>Secondo le informazioni, il patrimonio totale del fondo HSO ha raggiunto 220,7 milioni, raddoppiando rispetto alla fine del 2020.
