L'aumento \u00e8 dovuto principalmente alle acquisizioni di propriet\u00e0 interessanti durante l'anno precedente, secondo Helvetica Property Investors. Il fondo non ha acquisito nessuna propriet\u00e0 nel primo semestre di quest'anno.<\/p>\n<p>Il valore del portafoglio immobiliare ammonta a 745,3 milioni (31.12.2020: 743,9 milioni). Il tasso di occupazione alla fine del semestre era di 94,8% (31.12.2020: 94,6%; 30.06.2020: 94,4%).<\/p>\n<p>Il patrimonio totale dei fondi \u00e8 diminuito da 770,1 milioni alla fine del 2020 a 763,4 milioni, ma \u00e8 aumentato di 60 milioni rispetto al primo semestre 2020 (30.06.2020: 703,4 milioni). Il patrimonio netto dei fondi \u00e8 arrivato a 490,7 milioni - dopo 500,2 milioni alla fine del 2020.<\/p>\n<p>Il valore netto d'inventario per quota del fondo era di 112,99 franchi svizzeri al 30 giugno 2021. Rettificato per la distribuzione di CHF 5.10 per unit\u00e0 di fondo, ci\u00f2 rappresenta un aumento di 2.7% rispetto alla fine del 2020, secondo Helvetica Property Investors.<\/p>\n<h2>Fondo HSL: il portafoglio immobiliare cresce di circa 70%<\/h2>\n<p>Il fondo Helvetica Swiss Living Fund (HSL Fund) ha acquisito dieci immobili residenziali e un immobile in costruzione per un totale di oltre 300 appartamenti e un valore di circa 130 milioni di franchi con i fondi di un aumento di capitale effettuato nella prima met\u00e0 del 2021. Il valore del portafoglio immobiliare al 30 giugno 2021 era di 345,8 milioni, cio\u00e8 70% in pi\u00f9 rispetto alla fine del 2020, secondo la societ\u00e0 di gestione del fondo (31.12.2020: 204,3 milioni; 30.06.2020: 100,8 milioni).<\/p>\n<p>Come risultato dell'espansione del portafoglio, anche il reddito da locazione \u00e8 aumentato: Sono aumentati di 153% a 4,7 milioni nel periodo di riferimento (H1 2020: 1,8 milioni). L'obiettivo annuale di reddito da locazione \u00e8 salito da 4,5 milioni nella prima met\u00e0 del 2020 a 14,1 milioni.<\/p>\n<p>Secondo la societ\u00e0 di gestione del fondo, il tasso di occupazione al 30 giugno 2021 era 92,1% (31.12.2020: 89,2%; 30.06.2020: 86,9%). Il reddito totale del primo semestre 2021 \u00e8 stato di 5,7 milioni, rispetto ai 4,1 milioni dell'anno precedente.<\/p>\n<p>Il patrimonio totale del fondo HSL ha raggiunto alla fine di giugno 352,1 milioni - alla fine del 2020 era di 225,1 milioni. Tenendo conto dei CHF 3,10 distribuiti per quota del fondo, il patrimonio netto del fondo ha raggiunto alla data di riferimento un valore di 186,2 milioni (31.12.2020: 148,5 milioni). Il valore netto d'inventario per quota del fondo ammonta a 108,66 CHF al 30 giugno 2021, il che corrisponde a un aumento di 3,3% rispetto alla fine del 2020.<\/p>\n<h2>Fondo HSO: il totale delle attivit\u00e0 del fondo \u00e8 quasi raddoppiato<\/h2>\n<p>L'Helvetica Swiss Opportunity Fund (HSO Fund) ha aumentato il suo portafoglio immobiliare a 194,2 milioni di franchi nel primo semestre 2021 grazie all'acquisto di cinque immobili a Pratteln (BL) (31.12.2020: 110,3 milioni di franchi). Il reddito da locazione \u00e8 passato da 1,6 milioni nel primo semestre del 2020 a 3,3 milioni, e il reddito totale \u00e8 aumentato da 1,9 milioni nello stesso periodo dell'anno precedente a 9,7 milioni.<\/p>\n<p>Alla data di bilancio del 30 giugno 2021, l'obiettivo annuale di reddito da locazione del portafoglio immobiliare \u00e8 di 11,4 milioni (H1 2020: 3,6 milioni). Il tasso di occupazione \u00e8 diminuito da 99,0% alla fine del 2020 a 95,9%. Secondo la societ\u00e0 di gestione del fondo, la durata residua della locazione (WAULT) era di 7,4 anni al 30 giugno 2021 (31 dicembre 2020: 8,3 anni).<\/p>\n<p>Il patrimonio totale del fondo HSO ha raggiunto i 220,7 milioni, rispetto ai 111,6 milioni di fine 2020 , e il patrimonio netto del fondo \u00e8 salito a 115,5 milioni dagli 83,9 milioni di fine 2020 .
