Sei su dieci degli esperti intervistati ritengono che il mercato si trovi attualmente nella fase iniziale o centrale di una flessione.<\/p>\n<p>Sia l'Occupier Sentiment Index (OSI) che l'Investment Sentiment Index (ISI), che misurano le dinamiche dei mercati svizzeri degli affitti e degli investitori, mostrano un'evoluzione chiaramente negativa tra il quarto trimestre 2015 e il primo trimestre 2016, secondo un comunicato stampa della RICS. L'OSI \u00e8 diminuito del 28% (da -41 a -32) tra il quarto trimestre 2015 e il primo trimestre 2016, l'ISI addirittura del 33% (da -16 a -12).<\/p>\n<p>A causa del calo della domanda di spazi in affitto in tutti i segmenti e della crescente offerta di spazi in affitto, soprattutto nel settore degli uffici, si prevede un forte calo dei canoni di locazione e l'offerta di condizioni speciali interessanti da parte dei proprietari.<\/p>\n<p>Il calo degli investimenti \u00e8 dovuto principalmente alla minore domanda da parte di acquirenti locali e internazionali.<\/p>\n<p>Gli esperti della RICS continuano a prevedere che sia i valori degli asset che i canoni di locazione nelle location principali subiranno un calo minore rispetto ai mercati secondari. Gli immobili industriali e ad uso ufficio di prima classe saranno quelli che soffriranno meno.<\/p>\n<p>L'associazione professionale RICS \u00e8 presente in Svizzera dal 2003. Attualmente RICS Svizzera conta pi\u00f9 di 500 membri, 18 societ\u00e0 hanno il certificato Regulated by RICS.
