Anche su base annua la crescita dei prezzi \u00e8 aumentata. \u00c8 stata pari al 2,3 percento nel terzo trimestre (trimestre precedente: 1,1%; variazione: +1,2%). La crescita media a lungo termine dei prezzi degli immobili residenziali \u00e8 del 2,8% su un periodo di osservazione di 30 anni.<\/p>\n<p>Secondo gli esperti di IAZI, la maggiore crescita dei prezzi degli immobili residenziali \u00e8 dovuta principalmente alla continua e vivace domanda di condomini. \"Le case unifamiliari tradizionali sono diventate troppo costose per la maggior parte dei potenziali acquirenti e vengono acquistate sempre meno\", afferma Donato Scognamiglio, CEO di IAZI AG. \"Inoltre, il tasso di interesse ipotecario implicito fino al cinque per cento restringe ulteriormente la cerchia dei potenziali acquirenti\".<\/p>\n<p>Rispetto al trimestre precedente, il tasso di crescita dei condomini \u00e8 stato pi\u00f9 elevato nel terzo trimestre del 2016, pari all'1,5 percento (trimestre precedente: 0,7%; variazione: +0,8%). Su base annua, il tasso di crescita \u00e8 stato del 4,5% (trimestre precedente: 2,7%; variazione: +1,8%). Ci\u00f2 significa che il tasso di crescita degli appartamenti occupati dai proprietari \u00e8 superiore alla crescita media dei prezzi nel lungo periodo.<\/p>\n<p><strong>Case monofamiliari in leggero aumento, case plurifamiliari stagnanti<\/strong><\/p>\n<p>Anche il tasso di crescita delle case unifamiliari \u00e8 pi\u00f9 elevato, con un leggero aumento dello 0,7% nel terzo trimestre (trimestre precedente: -0,2%; variazione +0,9%). Su base annua, la crescita dei prezzi \u00e8 stata dello 0,2% (trimestre precedente: -0,3%; variazione +0,5%).<\/p>\n<p>Il tasso di crescita delle case plurifamiliari \u00e8 aumentato dello 0,4% rispetto al trimestre precedente e ora si attesta allo zero per cento. Su base annua, il tasso di crescita \u00e8 rimasto fermo a -0,1% (trimestre precedente: -0,1%).<\/p>\n<p>La performance (rendimento del flusso di cassa netto e apprezzamento del valore) delle case plurifamiliari \u00e8 stata dello 0,9% nel terzo trimestre (trimestre precedente: 0,5%; variazione +0,4%). Su base annua, il rendimento \u00e8 rimasto fermo al 3,5% (trimestre precedente: 3,5%).<\/p>\n<p>Secondo i ricercatori dello IAZI, i cantoni di Soletta (-2,4%), Grigioni (-3,4%) e Ginevra (-3,6%) hanno registrato cali di prezzo molto significativi per le case unifamiliari su base annua. Al contrario, non sono stati osservati cali di prezzo per gli appartamenti occupati dai proprietari su base annua. In alcuni casi, i prezzi sono aumentati notevolmente, ad esempio nei cantoni di Neuch\u00e2tel (+7,4%), Turgovia (+7,2%) e Argovia (+7,0%).
