Il valore di bilancio degli investimenti immobiliari \u00e8 aumentato di 14,4 milioni di franchi svizzeri netti (anno precedente: 32,8 milioni di franchi svizzeri) a causa della rivalutazione. Tuttavia, a causa della minore rivalutazione rispetto all'anno precedente, l'EBIT di 32,8 milioni e l'utile netto di 24,7 milioni sono risultati inferiori ai valori corrispondenti dell'anno precedente. L'utile netto consolidato, esclusa la rivalutazione, \u00e8 aumentato del 5,6%, raggiungendo i 12,1 milioni di franchi svizzeri.<\/p>\n<p>Al 30 giugno 2016 (data di riferimento), il tasso di sfitto del portafoglio era del 4,2%, rispetto al 5,4% di fine dicembre 2015. Zug Estates prevede un ulteriore calo dei tassi di sfitto nella seconda met\u00e0 del 2016.<\/p>\n<p><strong>Nuovi progetti sul sito di Suurstoffi<\/strong><\/p>\n<p>Zug Estates prevede di costruire un nuovo edificio per il Dipartimento di Informatica e parti del Dipartimento di Economia dell'Universit\u00e0 di Scienze Applicate e Arti di Lucerna sul sito di Suurstoffi entro il 2019. Il piano di sviluppo \u00e8 stato reso pubblico in primavera e sar\u00e0 sottoposto al voto degli elettori di Risch nel novembre 2016. Allo stesso tempo, \u00e8 stato indetto un concorso pubblico per il nuovo edificio, vinto dal consorzio Konstrukt &amp; Manetsch Meyer. Il progetto vincitore \"Peripteros\" \u00e8 attualmente in fase di sviluppo in un progetto preliminare e poi in un progetto di costruzione. La domanda di pianificazione sar\u00e0 presentata subito dopo la decisione sul piano di sviluppo.<\/p>\n<p>Zug Estates ha anche deciso di portare avanti la progettazione di un edificio per uffici per 600 posti di lavoro sul sito - il permesso di pianificazione \u00e8 stato ora concesso. Secondo l'azienda, le trattative con un inquilino principale sono a buon punto e Zug Estates prevede di realizzare il progetto entro la fine dell'anno. L'edificio sar\u00e0 costruito con una struttura mista in legno e, con i suoi 36 metri, sar\u00e0 il pi\u00f9 alto edificio in legno della Svizzera una volta completato.<\/p>\n<p>La domanda di pianificazione per la torre giardino \"Aglaya\", alta 70 metri e situata al centro del sito, \u00e8 stata presentata nel giugno 2016. \u00c8 prevista la costruzione di 85 condomini e di uffici per circa 75 posti di lavoro. L'inizio dei lavori di costruzione \u00e8 previsto per l'autunno 2016 e l'occupazione dell'edificio per l'inverno 2018\/19.<\/p>\n<p><strong>75 milioni di franchi svizzeri di investimenti<\/strong><\/p>\n<p>L'ulteriore sviluppo del sito di Suurstoffi continuer\u00e0 a svolgere un ruolo importante, ha annunciato Zug Estates in vista dell'intero 2016. Nel complesso, il Gruppo prevede di investire circa 75 milioni di franchi svizzeri nel portafoglio immobiliare nel 2016.<\/p>\n<p>Per l'intero anno, il Gruppo prevede che il reddito operativo prima degli ammortamenti e delle rivalutazioni sia pari a quello dell'anno precedente.
