Nel CBD, il rapporto di offerta \u00e8 pari al 5,2%, 0,6 punti percentuali in pi\u00f9 rispetto all'ultima indagine. Attualmente sono disponibili 96.000 mq di spazi per uffici, rispetto agli 85.000 mq del trimestre precedente. A causa della debolezza della domanda nel segmento di prezzo pi\u00f9 alto, il canone di locazione principale \u00e8 sceso ancora, mentre il canone medio si \u00e8 stabilizzato.<\/p>\n<p>A Ginevra, i ricercatori di CBRE hanno registrato un leggero calo dello spazio disponibile del 4,7%, da 172.000 a 164.000 mq, rispetto al trimestre precedente. Ciononostante, il rapporto di offerta rimane ad un livello elevato, pari al 6,3%. I prezzi degli affitti rimangono sotto pressione a causa dell'eccesso di offerta di spazi e della domanda piuttosto bassa. Le correzioni dei prezzi sono avvenute soprattutto nel CBD, motivo per cui sono stati firmati pi\u00f9 contratti di locazione, secondo CBRE. I ricercatori si aspettano che questa tendenza continui.<\/p>\n<p>Il mercato degli uffici di Basilea continua a essere caratterizzato dalla mancanza di grandi spazi. Pertanto, con 50.000 mq e un tasso del 2,2%, l'offerta rimane a un livello molto basso. In considerazione della domanda attiva e sostenuta sul mercato degli uffici di Basilea e in confronto a Zurigo e Ginevra, gli affitti a Basilea sono a un livello relativamente basso. CBRE prevede quindi che i canoni di locazione per i nuovi spazi nell'area cittadina aumenteranno leggermente nel prossimo futuro.<\/p>\n<p>L'offerta di spazi per uffici nella citt\u00e0 di Berna \u00e8 di 98.000 mq, con la sola area di mercato di Kirchenfeld\/Schosshalde che conta pi\u00f9 di 40.000 mq - prevalentemente gli spazi lasciati liberi da Swisscom. L'indice di offerta nella citt\u00e0 di Berna \u00e8 del 3,7%. A causa della domanda di uffici moderni e centrali, gli esperti di CBRE prevedono un leggero aumento degli affitti nelle zone centrali. D'altro canto, si prevede che gli affitti degli immobili pi\u00f9 vecchi diminuiranno.<\/p>\n<p>Nel pi\u00f9 piccolo dei mercati degli uffici considerati, Losanna, l'offerta di spazi per uffici \u00e8 di 55.000 mq. L'indice di offerta si attesta su un livello moderato del 2,9%. La fascia di prezzo degli affitti in citt\u00e0 \u00e8 compresa tra 200 e 410 CHF\/mq\/p.a. CBRE prevede che gli affitti rimarranno stabili.
