Rispetto al trimestre precedente, l'indice \u00e8 sceso di 0,03 punti.<\/p>\n<p>Dal punto di vista dei ricercatori di UBS, due fattori hanno favorito il lieve calo: in primo luogo, i prezzi nominali delle abitazioni hanno ristagnato rispetto al trimestre precedente, il che corrisponde a un calo dello 0,6% depurato dall'inflazione. Su base annua, si \u00e8 trattato del tasso di crescita pi\u00f9 basso dal 2000. In secondo luogo, anche la dinamica della crescita dei mutui si \u00e8 indebolita. Secondo i dati, il debito ipotecario delle famiglie \u00e8 aumentato solo del 2,7% rispetto all'anno precedente, registrando il ritmo pi\u00f9 lento dall'inizio del millennio.<\/p>\n<p><strong>Gli investimenti immobiliari restano popolari<\/strong><\/p>\n<p>Nel secondo trimestre, la quota di richieste di prestito per immobili non destinati all'uso proprio \u00e8 rimasta a quasi il 18%. \"Gli investimenti immobiliari hanno quindi continuato a godere di grande popolarit\u00e0, come confermano anche i dati relativi alle licenze edilizie\", commentano gli esperti di UBS. Nella prima met\u00e0 dell'anno sono stati rilasciati permessi di costruzione per poco meno di 30.000 appartamenti, circa l'8% in pi\u00f9 rispetto allo stesso periodo dell'anno precedente.<\/p>\n<p>L'UBS Swiss Real Estate Bubble Index \u00e8 composto da sei sottoindici: Rapporto tra prezzi d'acquisto e prezzi d'affitto, rapporto tra prezzi delle case e reddito familiare, rapporto tra prezzi delle case e inflazione, rapporto tra debito ipotecario e reddito, rapporto tra attivit\u00e0 edilizia e prodotto interno lordo (PIL) e rapporto tra le richieste di prestito presentate per immobili destinati all'affitto e il totale delle richieste di prestito dei clienti privati di UBS.
