Su base annuale, anche la crescita dei prezzi si \u00e8 indebolita. Ora ammonta all'1,1% (trimestre precedente: 1,6 %; variazione: -0,5 %). I prezzi degli immobili residenziali sono attualmente in aumento solo grazie alla domanda intatta di condomini, scrive IAZI. \"I condomini sono molto favoriti dalla generazione dei baby boomer che invecchia\", dice Donato Scognamiglio, CEO di IAZI AG e professore di finanza immobiliare all'Universit\u00e0 di Berna. Gli appartamenti sono pi\u00f9 facili da mantenere rispetto alle case unifamiliari e se ci si pu\u00f2 permettere, la decisione viene spesso presa rapidamente.<\/p>\n<p><strong>La crescita dei prezzi per i condomini rallenta<\/strong><\/p>\n<p>I prezzi dei condomini sono aumentati ancora dello 0,7% nel secondo trimestre, dopo l'1,8% del trimestre precedente. Su base annua, il tasso di crescita \u00e8 del 2,7% (trimestre precedente: 3,0 %; variazione: -0,3 %). Il tasso di crescita \u00e8 quindi leggermente inferiore alla crescita media dei prezzi a lungo termine del 2,8%. Al contrario, il tasso di crescita delle case unifamiliari \u00e8 stato inferiore nel secondo trimestre a meno 0,2 per cento (trimestre precedente: 0,0 %; variazione: -0,2 %). Su base annua, il tasso di crescita in questo segmento \u00e8 meno 0,3 per cento (trimestre precedente: +0,2 %; variazione: -0,5 %).<\/p>\n<p><strong>Leggero meno per le case plurifamiliari<\/strong><\/p>\n<p>Nonostante l'emergenza investimenti, il tasso di crescita delle case multifamiliari \u00e8 leggermente negativo nel secondo trimestre (-0,4 %; trimestre precedente: +0,4 %; variazione: -0,8 %). Su base annua, tuttavia, il calo dei prezzi qui \u00e8 minore a meno 0,1 per cento (trimestre precedente: +0,1 %). Il calo dei prezzi \u00e8 stato osservato in nove cantoni. Le maggiori riduzioni di prezzo sono state osservate nei cantoni di Ginevra (-4,7 %), Jura (-3,9 %) e Grigioni (-3,2 %).<\/p>\n<p>La situazione \u00e8 diversa per i condomini. In dodici cantoni sono stati registrati aumenti annuali dei prezzi superiori alla crescita media a lungo termine del 2,8 per cento, che in alcuni cantoni sono stati addirittura significativi. Per esempio, nel cantone di Basilea Citt\u00e0 (+5,5 %), nel cantone di Neuch\u00e2tel (+5,3 %) e in Turgovia (+5,1 %). Diminuzioni dei prezzi sono state osservate solo nel cantone di Ginevra (-1,3 %), nel Giura (-0,8 %) e nei Grigioni (-0,4 %).
