(Foto: Z\u00fcblin Immobilien Holding)<\/figcaption><\/figure>\n<p>Nell'esercizio 2015\/16 Z\u00fcblin Immobilien Holding ha registrato una perdita di 18,9 milioni di franchi svizzeri, rispetto alla perdita di 212 milioni di franchi svizzeri dell'esercizio precedente. L'EBIT \u00e8 stato di 18,1 milioni di franchi svizzeri, contro una perdita operativa legata alla valutazione di 22,9 milioni di franchi svizzeri nell'esercizio precedente. Secondo Z\u00fcblin, l'aumento \u00e8 dovuto a effetti di rivalutazione positivi per 7,8 milioni di franchi.<\/p>\n<p>I ricavi da locazione delle attivit\u00e0 continuative, che comprendono tutte le attivit\u00e0 in Svizzera e Germania, sono stati pari a 18,7 milioni di franchi svizzeri, 2,8 milioni di franchi svizzeri in meno rispetto all'anno precedente. Secondo Z\u00fcblin, questo calo \u00e8 dovuto principalmente alle vendite di immobili e all'impatto del tasso di cambio CHF\/Euro. Lo sviluppo positivo del portafoglio tedesco ha contribuito alla riduzione del tasso di sfitto dal 13,7% al 9%.<\/p>\n<p><strong>L'uscita dal mercato francese pesa sui guadagni<\/strong><\/p>\n<p>Anche il reddito delle attivit\u00e0 continuative \u00e8 migliorato in modo sostanziale. Il risultato \u00e8 stato un utile di 7,7 milioni di franchi svizzeri nell'anno in esame, rispetto alla perdita di 84,2 milioni di franchi svizzeri dell'anno precedente. Oltre agli aggiustamenti di valutazione, questa perdita \u00e8 stata influenzata da oneri finanziari (conversione valutaria e cancellazione di swap) per un totale di 43 milioni di franchi.<\/p>\n<p>Alla fine di luglio 2015, la societ\u00e0 si \u00e8 ritirata dal mercato francese in quanto \u00e8 stato trovato un investitore per la filiale francese Z\u00fcblin Immobili\u00e8re France. L'investimento \u00e8 stato successivamente cancellato. I costi di questa uscita sono stati pari a 26,6 milioni di franchi svizzeri e hanno portato a una perdita consolidata di 18,9 milioni di franchi svizzeri. Di questo importo, 15,1 milioni di franchi svizzeri sono attribuibili alla cancellazione delle differenze di valuta e delle coperture dei flussi di cassa, che non hanno influito sul valore patrimoniale netto (NAV).<\/p>\n<p><strong>Il tasso di sfitto diminuisce<\/strong><\/p>\n<p>Il portafoglio principale di Z\u00fcblin \u00e8 attualmente costituito da 17 immobili a uso ufficio con un valore di portafoglio di 331 milioni di franchi svizzeri al 31 marzo 2016, di cui 196 milioni di franchi svizzeri e 135 milioni di franchi tedeschi. Il portafoglio svizzero comprende cinque immobili con un tasso di sfitto del 12,4% (anno precedente: 13,6%); il portafoglio tedesco \u00e8 composto da dodici immobili e ha registrato una diminuzione del tasso di sfitto dal 13,8 al 6,4%.<\/p>\n<p>Z\u00fcblin ritiene di essere pronta per la prossima fase di crescita. L'azienda vuole espandersi e sta pianificando l'acquisizione di immobili con potenziale in buone posizioni nelle citt\u00e0 A e in posizioni di pregio nelle citt\u00e0 B dei Paesi di lingua tedesca.
