Se in futuro i tassi di interesse dovessero aumentare rapidamente, sia gli inquilini che gli investitori saranno costretti ad agire, osserva CSL Immobilien.<\/p>\n<p><strong>Mercato degli uffici: calo del tasso di sfitto <\/strong><\/p>\n<p>Nel 2014, il mercato svizzero degli uffici ha raggiunto il massimo storico di circa 2,25 milioni di mq di spazio disponibile. Nel 2015, tuttavia, si \u00e8 verificato un movimento contrario: Con 1,74 milioni di mq di spazio disponibile, l'offerta si \u00e8 notevolmente ridotta. Il rapporto di offerta \u00e8 sceso dal 5,6 al 4,3%. Gli affitti pi\u00f9 alti a livello nazionale continuano a essere pagati nel Central Business District di Zurigo a 850 CHF\/mq\/anno e nel centro di Ginevra a 900 CHF\/mq\/anno.<\/p>\n<p>Per il 2016 e il 2017, CSL Immobilien prevede un ulteriore moderato calo dei tassi di sfitto sul mercato degli uffici a livello nazionale. Un'eccezione \u00e8 rappresentata dall'area economica di Zurigo, dove presto verranno immessi sul mercato nuovi immobili ad uso ufficio di maggiori dimensioni, come l'Ambassador House.<\/p>\n<p><strong>Alloggi: Gli affitti ristagnano ad un livello elevato<\/strong><\/p>\n<p>Nel mercato residenziale dell'area economica di Zurigo, gli affitti mediani sono rimasti al livello dell'anno precedente nella maggior parte delle aree. Al contrario, i prezzi mediani di acquisto sono aumentati leggermente in tutti i settori. Un'eccezione nel settore degli alloggi occupati dai proprietari \u00e8 rappresentata dagli appartamenti della fascia di prezzo pi\u00f9 alta, che continuano a subire una forte pressione.<\/p>\n<p>Per il 2016 e il 2017, CSL prevede che i prezzi del mercato residenziale rimarranno moderati in tutto il Paese. Secondo CSL, per gli immobili ad uso ufficio situati in posizione privilegiata (classe di ubicazione A), gli investitori si accontentano di un rendimento netto del 2,75% (anno precedente: 3,2%).<\/p>\n<p>Nella classe di ubicazione B, il rendimento atteso \u00e8 diminuito in modo ancora pi\u00f9 significativo, passando dal 4,2 al 3,5 percento. Solo gli immobili di classe C hanno registrato un aumento dei rendimenti attesi, raggiungendo il 6,75%. Per uno sviluppo residenziale di classe A si prevede un rendimento netto medio di appena il 2,25%.
