Il portafoglio di investimenti ha generato un rendimento lordo del 6,5% e un rendimento netto del 5,7%. Il tasso di sfitto degli investimenti immobiliari \u00e8 stato ridotto al 10,6% nell'ultimo anno fiscale. Il Consiglio di amministrazione di Intershop propone all'Assemblea generale annuale la distribuzione di un dividendo invariato di 20 franchi per azione (volume di distribuzione: 40 milioni di franchi).<\/p>\n<p>Oltre all'attivit\u00e0 di locazione in corso, il successo derivante dalla realizzazione e dalla vendita del progetto condominiale \"eden5\" a Zurigo ha contribuito al rendimento del capitale proprio superiore alla media. Nello scorso anno fiscale, Intershop si \u00e8 concentrato principalmente sullo sviluppo del proprio portafoglio. Non ci sono state altre vendite o acquisizioni significative.<\/p>\n<p><strong>60 immobili per un valore di oltre un miliardo di euro<\/strong><\/p>\n<p>Alla data di chiusura del bilancio, il portafoglio di Intershop comprendeva 60 immobili (compresi gli immobili di sviluppo e promozione e i terreni) con una superficie affittabile di circa 582.000 metri quadrati e un valore di mercato di oltre un miliardo. I canoni di locazione nel periodo in esame hanno continuato a essere composti da uffici e istruzione (48%), attivit\u00e0 commerciali e logistiche (32%), abitazioni e parcheggi (13%) e vendita al dettaglio e ospitalit\u00e0 (7%). Il valore del portafoglio immobiliare alla fine dell'anno di riferimento era di 1,246 miliardi e comprende un apprezzamento degli immobili di investimento e sviluppo di 2,6 milioni.<\/p>\n<p>Il reddito da immobili \u00e8 aumentato leggermente rispetto all'anno precedente, raggiungendo gli 83,9 milioni, nonostante le vendite avvenute nel 2014. Il reddito degli investimenti immobiliari di propriet\u00e0 della societ\u00e0 nell'anno in esame \u00e8 aumentato dell'1%. Nel 2015 la vendita di immobili ha generato un utile ante imposte di 12,5 milioni. Le spese immobiliari sono scese leggermente a 9,1 milioni.<\/p>\n<p><strong>Limite di credito di 40 milioni per Corestate Capital<\/strong><\/p>\n<p>Nel caso dell'investimento nella societ\u00e0 di private equity Corestate Capital, che opera principalmente nel mercato immobiliare tedesco, l'utile pro quota di Intershop \u00e8 sceso da quattro milioni a un milione. Questo include una perdita valutaria di 1,6 milioni. Corestate Capital \u00e8 stata acquisita nell'autunno 2013 e Intershop detiene attualmente una quota di minoranza del 28%. <a href=\"https:\/\/immobilien-business.hamster.ch\/corestate-sagt-boersengang-ab\" target=\"_blank\" data-cke-saved-href=\"https:\/\/immobilien-business.hamster.ch\/corestate-sagt-boersengang-ab\" rel=\"noopener\">La prevista IPO di Corestate \u00e8 stata annullata all'inizio di novembre.<\/a> Intershop ha concesso alla societ\u00e0 una linea di credito di 40 milioni (fino alla fine di giugno 2016; prorogabile fino alla fine di dicembre 2016). Secondo il rapporto annuale, alla fine di dicembre 2015 erano stati utilizzati 20,7 milioni di euro.<\/p>\n<p><strong>Previsione di un futuro rendimento del capitale proprio di almeno l'otto per cento<\/strong><\/p>\n<p>L'ambiente di locazione per gli spazi commerciali rimane difficile e ci sono crescenti segnali di indebolimento della domanda nel mercato degli alloggi in affitto, azzarda Intershop in una previsione per l'esercizio finanziario in corso. Su questa base, si prevede un leggero aumento del tasso di sfitto degli immobili da investimento. Si prevede che il contesto negativo dei tassi d'interesse persista e abbia un impatto negativo sugli interessi passivi del Gruppo.<\/p>\n<p>Intershop sfrutter\u00e0 \"interessanti opportunit\u00e0 per realizzare il valore aggiunto acquisito attraverso le vendite\". Se il mercato delle transazioni per gli \"immobili con problemi\" torner\u00e0 a essere pi\u00f9 liquido e si presenteranno opportunit\u00e0 di acquisizione, queste verranno colte, scrive la societ\u00e0. Nel complesso, Intershop prevede di essere in grado di generare un ritorno sul capitale proprio di almeno l'otto per cento su una media pluriennale nel 2016.
