Alla fine del 2020, il fondo possedeva un totale di 131 immobili in portafoglio: 129 immobili esistenti e due edifici in corso. Il reddito da locazione \u00e8 aumentato di 3,1% da 79,0 milioni a 81,4 milioni. Poich\u00e9 solo circa 2% dei redditi da locazione provenivano dai settori colpiti dalle misure di contenimento della pandemia, secondo l'UBS, le riduzioni degli affitti concordate hanno avuto solo un impatto marginale sul risultato: esse rappresentano circa 0,2% punti del tasso di inadempienza degli affitti di 2,4%.<\/p>\n<p>La distribuzione dell'anno scorso e l'aumento di 4,7% del valore netto d'inventario per quota da 87,97 CHF a 92,11 CHF hanno portato a un rendimento dell'investimento di 8,2%. Con una performance borsistica di 21,9%, il Fondo ha anche sovraperformato significativamente il mercato (SXI Real Estate Funds TR 10,8%). Come nell'anno precedente, la distribuzione del reddito \u00e8 di 2,55 franchi lordi per unit\u00e0.<\/p>\n<h2>UBS Sima rompe la barriera dei 10 miliardi<\/h2>\n<p>UBS Sima ha aumentato il valore del portafoglio immobiliare a oltre 10 miliardi di franchi per la prima volta nell'esercizio 2020. Ha raggiunto 10,3 miliardi, un aumento di 413 milioni o 4,2%. Il valore d'inventario netto per quota \u00e8 aumentato di 2,6% da 95,51 CHF a 98,04 CHF, il che si traduce in un rendimento dell'investimento di 1,5 miliardi di CHF. Questo si traduce in un rendimento dell'investimento di 6,3%. La distribuzione \u00e8 rimasta al livello dell'anno precedente di 3,25 franchi.<\/p>\n<p>Il reddito da locazione \u00e8 stato di 398,2 milioni, rispetto ai 391,9 milioni dell'anno precedente. La gestione del fondo pone il tasso di inadempienza dell'affitto al 6,9%, incluso un effetto Covid 19. Escludendo le concessioni d'affitto derivanti dalla crisi di Corona, il tasso di inadempienza dell'affitto sarebbe di 5,7%. Per l'esercizio 2021, ipotizzando concessioni d'affitto medie di uno o due mesi, ci potrebbe essere un potenziale deficit di entrate di 2-4% (ceteris paribus) come risultato diretto di Covid-19.<\/p>\n<h2>Il prezzo delle azioni UBS Swissreal \u00e8 crollato<\/h2>\n<p>Il fondo immobiliare commerciale Swissreal ha subito una correzione dei prezzi nell'esercizio 2020 a causa della pandemia di Covid 19 e delle relative incertezze del mercato: Il prezzo dell'azione \u00e8 sceso da un massimo a lungo termine di CHF 87.00 per unit\u00e0 nella primavera 2020 a un minimo di CHF 64.75 per unit\u00e0 il 18 marzo 2020 in un periodo di tempo molto breve. Poi si \u00e8 ripreso costantemente e ha raggiunto 75,50 franchi alla fine dell'esercizio, con una perdita di 5,50 franchi oTP2T 6,81 nel periodo in esame. Il premio, che \u00e8 la differenza tra il prezzo di borsa e il valore patrimoniale netto, \u00e8 sceso da 28,5% all'inizio dell'anno a 20,0% alla fine dell'anno.<\/p>\n<p>Allo stesso tempo, il fondo ha aumentato il valore di mercato delle sue propriet\u00e0 diTP2T 3,21 a circaTP2,05 miliardi.
