I contratti di locazione hanno un WAULT di 8,3 anni alla fine del 2020. L'affittuario pi\u00f9 importante, con circa 35% del reddito locativo target, \u00e8 Manor AG.<\/p>\n<p>Secondo Helvetica Property Investors, il reddito da locazione nell'esercizio finanziario 2020 \u00e8 stato di 5,7 milioni, anche se va notato che una propriet\u00e0 di logistica farmaceutica \u00e8 stata aggiunta al portafoglio solo il 1\u00b0 luglio 2020 e quindi non ha ancora contribuito all'intero potenziale di reddito da locazione nell'esercizio finanziario 2020. Il tasso di occupazione al 31 dicembre 2020 era di 99,0%. L'impatto della pandemia Covid 19 sul reddito da locazione del Fondo HSO \u00e8 stimato dalla direzione del fondo in 0,3 milioni, che corrisponde a 4,6% del reddito da locazione target.<\/p>\n<p>Secondo le informazioni, nell'esercizio 2020 l'utile netto \u00e8 stato di 5,1 milioni; il margine di profitto operativo \u00e8 stato di 74,2% e l'interesse medio sul finanziamento del debito \u00e8 stato di 0,5%. La valutazione del portafoglio immobiliare da parte dell'esperto indipendente W\u00fcest Partner ha comportato un utile non realizzato di 4,5 milioni. L'utile totale \u00e8 stato di 8,3 milioni.<\/p>\n<p>Il patrimonio totale del fondo alla data di riferimento del 31 dicembre 2020 era di 111,6 milioni, di cui 110,3 milioni attribuibili alle propriet\u00e0 in portafoglio. L'indice di leva finanziaria \u00e8 pari a 21,3%. Il patrimonio netto del fondo ammonta a 83,9 milioni di euro alla fine del 2020 e il valore patrimoniale netto per quota del fondo si attesta a 111,82 franchi svizzeri, con un incremento di valore dell'11,8% dall'offerta iniziale del fondo nel novembre 2019.
