Gli affitti target degli immobili esistenti sono aumentati di 1241.000 franchi a 11,8 milioni di franchi e il rapporto residenziale del portafoglio \u00e8 passato da 311.000 franchi alla fine del 2019 a 471.000 franchi al 31 dicembre 2020 a seguito delle acquisizioni.<\/p>\n<p>Come riporta anche Nova Property Fund Management, il reddito da locazione \u00e8 triplicato - soprattutto grazie alle acquisizioni dei due anni precedenti - e ha raggiunto i 6,0 milioni dopo i 2,0 milioni del 2019. Dei 14 immobili acquisiti dal fondo nel 2020, nove sono stati aggiunti al portafoglio all'inizio di ottobre e quattro nel dicembre 2020. Pertanto, questi immobili non realizzeranno la loro piena capacit\u00e0 di guadagno fino all'esercizio finanziario 2021. La direzione del fondo descrive l'impatto della pandemia di Covid-19 sul reddito da locazione del portafoglio immobiliare del fondo come \"relativamente basso\": in totale, le rinunce all'affitto nell'anno di riferimento 2020 sono state pari a circa 60.000 franchi svizzeri, che corrispondono a 0,5% del reddito da locazione target al 31 dicembre 2020.<\/p>\n<h2>Significativo aumento degli utili e quotazione in borsa<\/h2>\n<p>L'utile netto \u00e8 passato da 0,8 milioni a 4,9 milioni e il margine di profitto operativo \u00e8 stimato a 56,0%. Il tasso di perdita degli affitti, esclusi i progetti, \u00e8 stimato a 11,0%. La valutazione del portafoglio ha portato a una plusvalenza non realizzata di 4,1 milioni di franchi (2019: 2,8 milioni di franchi). Secondo le informazioni fornite, il reddito totale nell'anno in esame \u00e8 stato di 7,7 milioni di franchi, dopo 2,8 milioni di franchi nel 2019.
