Alla luce dei minori introiti, la distribuzione per quota \u00e8 scesa da 3,70 a 3,40 franchi svizzeri.<\/p>\n<p>Nonostante l'impatto della pandemia, il fondo ha superato il benchmark SXI Real Estate Funds Broad (10,8%) con una performance di 12,9%. Il premio \u00e8 passato da 32,2% a 43,7%. Il valore di mercato degli immobili \u00e8 aumentato da 2,71 miliardi di franchi svizzeri a 2,81 miliardi di franchi svizzeri a causa dei nuovi progetti di costruzione e delle rivalutazioni del portafoglio. Il tasso di sconto medio \u00e8 sceso da 3,3% a 3,0%.<\/p>\n<h2>CS REF Hospitality: 17,6% di affitto rinunciati<\/h2>\n<p>Il Credit Suisse Real Estate Fund Hospitality (CS REF Hospitality) ha registrato una significativa riduzione dei redditi da locazione a causa delle vendite e dell'impatto della pandemia. Le rinunce agli affitti nell'ultimo esercizio finanziario sono state pari a 6,2 milioni di franchi svizzeri, ovvero 17,6% di reddito da locazione. La distribuzione per unit\u00e0 ammonta a 2,50 franchi. Nel luglio 2020 \u00e8 stato effettuato un rimborso parziale di 10,00 franchi per unit\u00e0 grazie alla vendita del pacchetto immobiliare Alpine.<\/p>\n<p>Al netto delle propriet\u00e0 vendute nell'esercizio 2020, il valore delle propriet\u00e0 in portafoglio al 31 dicembre 2020 \u00e8 diminuito di 3,4% rispetto all'anno precedente, prosegue il rapporto. Il tasso di sconto medio \u00e8 rimasto invariato a 3,3%. Lo sconto ammontava a 4,9% alla fine del 2020. Le azioni rimborsate alla fine del 2018 sono state rimborsate il 27 marzo 2020; nessuna azione \u00e8 stata rimborsata alla fine del 2020.<\/p>\n<h2>CS REF Livingplus rinuncia a 3,2% di reddito da locazione<\/h2>\n<p>Il fondo immobiliare Credit Suisse Real Estate Fund Livingplus (CS REF Livingplus) ha registrato un aumento del valore di mercato dei suoi immobili da 2,90 miliardi di franchi a 2,94 miliardi di franchi, soprattutto grazie alla riduzione del tasso di sconto medio da 3,5% a 3,3%. Secondo le informazioni fornite, il tasso di morosit\u00e0 degli affitti \u00e8 sceso a 5,1%, mentre l'utile netto \u00e8 aumentato a 74,2 milioni. Le rinunce all'affitto dovute alla pandemia di coronavirus sono state pari a 4,4 milioni, ovvero 3,2% di reddito da locazione nello scorso esercizio finanziario.
