Secondo questo studio, il capitale speso dagli investitori professionali stranieri per l'acquisto di immobili commerciali in Svizzera dal 2011 al 2020 rappresenta circa 11% del volume medio annuo di investimenti totali di circa 6,8 miliardi di franchi svizzeri e corrisponde a circa 750 milioni di franchi svizzeri all'anno.<\/p>\n<p class=\"x_MsoNormal\">Secondo lo studio di CBRE, nel mercato immobiliare svizzero, caratterizzato da un livello dei prezzi relativamente alto e da una valuta forte, negli ultimi anni gli stranieri hanno effettuato un numero di vendite nettamente superiore a quello degli acquisti, con un effetto di disinvestimento netto annuale di circa 290 milioni di franchi svizzeri.<\/p>\n<p class=\"x_MsoNormal\">Anche nel recente passato (2017-2019), gli acquisti sono stati inferiori ai disinvestimenti; in questo periodo, \u00e8 probabile che abbiano rappresentato solo circa 5% del volume totale degli investimenti. Tuttavia, questo non vale per l'anno eccezionale 2020, in quanto il volume delle transazioni ha subito un effetto speciale a causa di singole transazioni pi\u00f9 grandi, secondo i ricercatori di CBRE.<\/p>\n<h2 class=\"x_MsoNormal\">Gli investitori stranieri si assumono pi\u00f9 rischi<\/h2>\n<p class=\"x_MsoNormal\">Circa la met\u00e0 dei prezzi pagati da investitori svizzeri e stranieri per l'acquisto di locali commerciali nell'ultimo decennio riguarda gli uffici, seguiti dagli spazi commerciali con circa un quarto del volume delle transazioni. Gli investimenti esteri si differenziano da quelli svizzeri soprattutto per il fatto che i capitali esteri affluiscono in misura nettamente maggiore negli immobili alberghieri.<\/p>\n<p class=\"x_MsoNormal\">Gli operatori del mercato estero, inoltre, investono spesso in immobili con un profilo di rischio\/rendimento pi\u00f9 elevato, che i tradizionali investitori istituzionali svizzeri, come i fondi pensione, le fondazioni di investimento, le compagnie di assicurazione o i fondi immobiliari, tendono a evitare o che non sono consentiti ad alcuni operatori per motivi normativi.<\/p>\n<p class=\"x_MsoNormal\">Per alcuni segmenti speciali in cui gli investitori stranieri occupano quote di mercato pi\u00f9 elevate, sia a scopo di investimento che per uso proprio, i flussi di denaro transfrontalieri hanno un effetto stabilizzante. Essi forniscono a questi mercati una liquidit\u00e0 aggiuntiva che non \u00e8 disponibile a livello locale nella stessa misura, soprattutto in tempi economicamente difficili. Anche nei settori tradizionali come gli uffici e il retail, gli investitori stranieri sono spesso attratti da immobili che non rientrano nel profilo di investimento della maggior parte degli investitori svizzeri, avversi al rischio e focalizzati sul settore residenziale.<\/p>\n<p class=\"x_MsoNormal\">La maggior parte degli acquirenti stranieri nell'ultimo decennio proviene da Regno Unito, Germania e Francia. Inoltre, soprattutto nel segmento retail, gli investitori israeliani vantano una lunga tradizione di investimento.
