Il valore di mercato degli immobili \u00e8 aumentato da circa 4,2 milioni di franchi a 4,5 milioni di franchi.<\/p>\n<p>Il tasso di perdita degli affitti \u00e8 stato di 8,4% dopo i 5,9% dell'anno precedente. Secondo il Credit Suisse, l'aumento \u00e8 dovuto principalmente alle ristrutturazioni e alle riclassificazioni completate, come l'immobile \"Leonardo\" a Zurigo, e a un immobile logistico temporaneamente sfitto a Ginevra. La pandemia di Covid-19 ha avuto finora un impatto minimo sul reddito da locazione del fondo: secondo le informazioni fornite, le rinunce all'affitto del fondo sono state pari a 1,7% di reddito da locazione nell'ultimo esercizio. La distribuzione rimane stabile a 50,00 CHF per quota.<\/p>\n<h2>CS REF Interswiss rende 8.6%<\/h2>\n<p>Il Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) ha aumentato il rendimento del capitale investito da 5,9% a 8,6% nell'ultimo esercizio. Secondo il Credit Suisse, il valore di mercato degli immobili \u00e8 rimasto stabile a circa 2,42 milioni nonostante quattro vendite. Le rinunce all'affitto del fondo a causa della pandemia di coronavirus ammonterebbero a 2,0% di reddito da locazione. La distribuzione sar\u00e0 ridotta da 8,40 a 7,60 franchi. La performance dello scorso esercizio finanziario \u00e8 stata pari a -3,9% dopo il 17,9% dell'anno precedente. Secondo il Credit Suisse, ci\u00f2 \u00e8 dovuto in particolare alla riduzione del premio da 12,9% a 0,7 %.<\/p>\n<h2>CS REF Logisticsplus amplia il portafoglio<\/h2>\n<p>Il Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus) ha aumentato significativamente il valore di mercato dei suoi immobili da 444,6 milioni a 643,9 milioni grazie alle acquisizioni e alla realizzazione di due nuovi progetti di costruzione. La pandemia di Covid-19 non ha influito sul reddito da locazione del fondo: Secondo Credit Suisse, nell'ultimo esercizio si \u00e8 rinunciato a 0,02% di canoni di locazione. La distribuzione del fondo rimane invariata a 3,90 franchi.<\/p>\n<p>La performance del fondo nell'esercizio 2019\/20 \u00e8 stata di 24,2%, mentre il benchmark SXI Real Estate Funds Broad ha registrato una performance di 8,2%.<\/p>\n<p>A causa del contesto di mercato ancora interessante per gli immobili logistici, la societ\u00e0 di gestione del fondo sta valutando un'emissione compresa tra 130 e 180 milioni per il primo trimestre del 2021. Il fondo aveva gi\u00e0 aumentato il proprio patrimonio netto di 107,1 milioni nel marzo 2020.<\/p>\n<h2>CS REF Siat con un rendimento dell'investimento pari a 6,0%<\/h2>\n<p>Al 30 settembre 2020, il Credit Suisse Real Estate Fund Siat (CS REF Siat) deteneva immobili per un valore di mercato di 3,48 milioni (anno precedente: 3,30 milioni). Al momento dell'emissione nel settembre 2020, il fondo ha ricevuto nuovi fondi per un totale di 155,4 milioni. Il rendimento dell'investimento \u00e8 stato di 6,0% dopo il 7,6% dell'anno precedente. La performance del CS REF Siat nell'esercizio 2019\/20 \u00e8 stata di 10,3 %.<\/p>\n<p>Le rinunce all'affitto del fondo a causa della pandemia di coronavirus ammontano a 0,5% di reddito da locazione.
